I have lived in Georgia for 30 years, speak Spanish fluently, raised my children in Decatur School system. I have traveled all over GA and know metro Atlanta and surrounding areas well. My expertise is in DeKalb and Gwinnett counties, I know school systems and neighborhoods schools very well.

One great thing about Atlanta is that there are many suburbs with easy access to airport, malls, good schools and other large city amenities, whouth having to live in town. Decatur is great place to live, my daughter adores Decatur. We lived there for 20 yrs, she attended Decatur schools and GA State Univ. You have the best of both worlds, city and suburban area. The summer is great because there are lots of festivals and the city is buzzing. There are many restaurants and places to play. Decatur is also close to downtown Atlanta. If you do not have a real estate agent, please get one!!! RE agents can be a great source of information to help you reach your goal...your home is the biggest investment you will make. My children attended Decatur school system and I think they are great. I lived in Decatur for 20 yrs and in DeKalb for 25+ yrs. Renfroe Middle and Decatur High are well respected, trusted and well rounded. As Jennifer stated check out the internet for stats in school. Also check out with your real estate agent and once you narrow down the neighborhood you like, talk to the neighbors before you commit to buy. Dear Stubborn...be stubborn if that's what it takes to make the correct choice on the biggest investment you will make, your home. There is no extra charge if you have another lender give you a quote, check with your real estate agent. Many home owners have become victims to unscrupulous builders and lenders, and the small print on the ARM, which ppl did not read...ergo the foreclosure trouble we are in. The same goes for your second question, a 30 yr fixed rate WITH A REPUTABLE LENDER is your best choice. If you do not a real estate professional advising you, check with your bank to guide along throughout this transaction. I am a real estate agent/REALTOR and have seen my share of victimized homeowners. Do your homework, check with Better Bus Bureau regarding suggested lender and builder.
