How much is HOA?

Hello Kyle,
The specific condomimium you inquired about has condominium homeowner assn. fees of $329/mo plus the Northstar homeowner recreation assn fee of $1000/yr. This is a Ski Trail condo at Northstar and while this unit was offered at $505,000, there is one other 2 bedroom, 2 bath unit available at $450,000 and and two- 2 bedroom 1 bath units available at $499K and $507K. Hello Jane,

Thanks for the question and happy to answer it. This home was offered for sale this summer at $449,900 ans was then taken off the market, probably while the owner was dealing with some financing issues, maybe a re-finance. It came back on the market at $399,900 and now is a pending sale.

In our MLS feed to various seach engines such as cb or truckee mls, once a property is a pending sale, it is removed from the database, which is not the case with Trulia. Hope that answers your question. By the way, it was a nice home in a good area and sold a home across the street from it this past summer.

Hello Ken,
Thanks for the question about the Tahoe Donner real estate market. I was just showing homes to a customer there and there are some very good values to consider. Based on sales during the second quarter of 2008 (April-June) and July completed sales, the values and number of sales have risen over the same period in 2007. The inventory is down a little and days on market has increased.

According to the Tahoe Sierra Multiple Listing Service data:

I would agree with the first responsent, to look at the pricing trends. I believe there was an article in USA Today about 2 weeks ago, suggesting that we had reached the bottom of the market. However, all real estate is local and real estate is a long term investment. Buying a second home is more than just an investment, it is an investment in your and your loved one's lifestyle. That's a great question. As a 30 year broker on the Northshore of Tahoe, I have had the privilege of working with several great agents in the South Lake Tahoe area that I would be happy to refer to you. To answer your question, I would suggest speaking with several agents to make sure you are working with an agent that has the ability to give your property broad exposure to the marketplace.

I would inquire about their marketing plan, their experience in your immediate area, and the how comfortable are you with them, placing your trust and property in their hands.

Personally, I hold the national designation of Certified Residential Specialist, Agents who hold this designation have demonstated their competence and experience, through the number of transactions completed and specific skill based courses. In that South Shore is some distance from my main market area, I could not help you personally, but I would be happy to introduce to several top agents.

Hi Chuck,
There are so many different sizes and ages of homes in Kings Beach and specifically on Steelhead, it is hard to say if your home value is continuing to drop. There has been one closed sale on Steelhead this year, 8487 Steelhead a one bedroom cabin that sold for $370,000. There is one home two bedroom home at 8343 Steelhead offered for sale at $440,000 and another at 8482 Steelhead on the market at $545,000. It sold in 2005 at $535,000. That's a pretty wide range.

With the construction of the new homes on Trout and Rainbow last year, there have been more sales this year (to date) than last year. They were in the range of $435,000 to $460,000, for new construction. The older and smaller homes are selling for much less.

On the Northshore of Tahoe, comparing the 1st quarter of 2007 vs. 2008, the median price dropped from $715,000 to $442,200, a 38% drop. Home values didn't drop that much, it was that there was a shift in the areas where there were sales and the five sales of those newer home pulled the median or mid price down.
