Single family homes that have sold in Glenshire so far this year are selling on an average of 94% list to sales price. That is around 6% off of the original listed price. The homes that are well priced and/or great deals are seeing quite a lot of action. Some are still receiving multiple offers! There are currently 60 single family homes listed in Glenshire and 5 homes are pending. This gives the market about an 8% absorption rate which means 92% of homes currently listed are failing to sell. There is still about a year's worth of inventory in Glenshire. Not so good for people trying to sell homes there right now, but there are lots of opportunities for buyers! - Sun Aug 24 2008, 12:23

Tahoe Donner is the market in Truckee that I specialize in and I think we have already seen the pricing correction there. We have expected to see homes in this neighborhood more affected by this "slow" market, but sales in Tahoe Donner continue to be strong. Sales in this area make up for about half the sales in Truckee and for the past few months there have been more homes selling in Tahoe Donner than all of the rest of Truckee! I think some of the best deals in town right now are in Tahoe Donner because homes hold their value well here, and because of all the inventory, pricing has become very competitive. Lahontan is a great golf community in Truckee and it's a great time to buy! There are quite a few new golf communities making their way in Truckee. Some seem to be having difficulties taking off. Gray's Crossing has been a bit slow at taking off in this market. That community seems to have come on the market just at the wrong time. Martis Camp is one of the most exciting new developments in Truckee right now and it seems to be defying this slow real estate market. Lahontan will always be a classic golf community in Tahoe and I don't think you can go wrong buying there right now. As long as you find a motivated seller and a great deal! - Sun Aug 24 2008, 10:40

Yes, I would certainly find another agent. The whole purpose of working with an agent is to have them represent yiour best interests and find you the best property. Dual agency is legal in California, but sometimes is better to work with a specific buyers agent who can only represent you. The agent who is showing you his own listings already has a signed agreement with his listed properties saying he will work in their best interest. - Sun Aug 24 2008, 10:30
