Hi Chuck,

It is still a buyer’s market in the Tahoe area, inventory is high and not that many buyers.

If you don't need to sell in this market I would hold off until things start picking up. But on the positive side, we are starting to see an increase in activity (properties going into contract) in the last few weeks compared to a month ago.

I can run a CMA (Comparative Market Analysis) for you based on comparable properties in your area. This will give you a better idea of what the true value of your home is in the current market.

Hi Ian,

This has been issue for home buyers for a long time. In real estate it is so hard to compare homes because no two houses are alike (location, upgrades, lot size, maintenance of the property and so on). Most realtors use a disclaimer to protect them self against giving out the wrong information, but we (Realtors) are bond to disclose the most accurate information that we can. And if there is a discrepancy we usually state it.

My recommendation is to do your own do diligence when buying a home. That is, perform inspections and even get a profession to check the square footage if that is a concerned the information is wrong. The variance of sq ft. can differ from county records to city plans to appraisers. I would recommend calling your local building department, county records and compare it with what is listed on the MLS and base your price accordingly when writing the offer. If the numbers differ hire a 3rd party to calculate the sq ft of the property.

In most contracts you have a specified period of time to perform your do diligence of the property Checking the square footage could be one of many inspections you can done during this period.

The Truckee area is a unique real estate market, a majority of our property sales are by 2nd home owners. That being said, here are some numbers to give you a better idea of our marker:

These numbers were published by our local MSL (Tahoe Sierra Board of Realtors):

MARKET REPORT - Single Family properties sold in the our MLS - January 2007 - January 2008
• TRUCKEE - sales in Jan 07' = 18 Compare with sales in Jan 08' = 13
• TAHOE DONNER - sales in Jan 07' = 14 Compare with sales in Jan 08' = 8
• NORTH SHORE - sales in Jan 07' = 7 Compare with sales in Jan 08' = 7
• WEST SHORE - in Jan 07' = 5 Compare with sales in Jan 08' = 3

Based on this information overall sale were down in 2008 by 42% and the average sale price in 08' was down by 33% (these number are only estimates).

Prices are down and there is a lot of inventory to choose from and some very good opportunities. Most of the properties that have been for sale through the winter is because the seller needs to sell or is motivated. The snow is melting so you can see the topography of the property.

We are in a vacation community so there is a large number of 2nd home owners and most of them use their property in the winter for skiing. We do see a surge of homes go into contract in the later summer and early fall. But we also start to see things pick the month May & June.
