The reason a bank would accept a lower offer is the the terms of the accepted offer were more to the bank's liking. For example, the accepted offer may have been a cash offer or it may not have included any contingencies (e.g, no inspection required). I've sold quite a number of foreclosure properties and know that banks want to sell as quickly as possible with as little risk as possible - they really like cash offers with no contingencies. - Thu May 22 2008, 09:25

The reasons for hiring an agent are many - there's not enough time for me to lay them out here, but the bottom line is that hiring an agent results is more money in our clients' pocket and fewer problems throughout the buying/selling process. You wouldn't represent yourself in a lawsuite would you? Of course not. The best agents, just like the best lawyers, get outstanding results for their clients and they're worth every penny they're paid. Now, there are great agents and there are bad agents and there are agents in between. Buyers and sellers need to be careful that they don't hire just any agent - check credentials and ask questions. - Thu May 22 2008, 09:19

A short sale is when the seller accepts less than what is owed on the property and calls it "settled". All other liens are extinguished. The credit damage can be anywhere from 80 - 125 points depending on other items on the credit report. Generally, someone who has sold a home through a short sale can buy another house in 18-24 months. A foreclosure on the other hand means that a "default" will appear on your credit report, your credit will take a 200 - 300 point hit, and you won't be able to easily buy a home for about 7 years. With a foreclosure, secondary lein holders can file suit for unpaid balances and can potentially garnish wages. As a homeowner, the best bet is a short sale - it's much cleaner and you recover more quickly. If you're a buyer, short sales present a great opportunity for an awesome real estate deal. - Thu Mar 13 2008, 13:00
