I have lived in Northern Michigan most of my entire life. After earning my Bachelor's degree in Chemistry and Physics at Central Michigan University in 1995, I taught middle school and high school science and math for several years, most notably in Maui, Hawai'i. In this ultimate paradise, when I wasn't teaching science, I was perfecting my surfing skills, motorcycling around this beautiful island, scuba diving with dolphins and kayaking amongst pods of humpback whales. Upon moving back to my home state of Michigan, I decided to pursue my interests in Real Estate. I love the challenge of working with each new buyer and their unique "wants and needs". Hi Jon- You definitely want to have a real estate professional representing you. I am an REO Specialist in Traverse City, Michigan and sell bank owned REO Foreclosure homes exclusively, listing them for the bank sellers. On a good percentage of these sales, I work with the buyer as well. Whether you call the listing agent or have another agent represent you, you really want a professional going to bat for you, hopefully for your sake, someone who knows how the bank process REALLY works! I am finding that the banks are increasingly easier to work with on REO sales, with all the foreclosure assets piling up on the market, they are increasingly wanting to get rid of them….read more on the bank owned foreclosure process at

Hi James-I list and sell REO's almost exclusively. REO sellers do not care how the loan comes through, just that it does. If you were my buyer in this quandry, I would recommend either 1) considering other lenders who will loan the other 90% to suit your needs or 2) Approach family members OR investors in the area who will loan you the difference to make the deal happen. It seems that lenders would look at the positive cash flow potential from the fourplex (I assume you will use it as a rental) and find a creative loan option for you, one that fits your needs. :)

Your agent really should recommend multiple inspectors whom he/she feels will inspect thoroughly and provide the best inspection possible for your home purchase. In representing your best interests, your agent will/should only point you in the direction of qualified and competent inspectors. If you feel you cannot go on the advisement of your agent for something as important as a home inspection, how comfortable can you feel putting home negotiations in their hands? I recommend calling different inspectors and asking for references. Also, good communication and trust with your agent is a must. Your agent has a fiduciary relationship with you as your representative. I highly recommend having an honest and open relationship with your agent to discuss these concerns. While a majority of my business involves selling bank foreclosure (REO) homes, I prefer to work directly with individual buyers and sellers. I take each buyer and seller very personally and give my all in each situation. Sellers love the fact that I rank high on Google searches for "Traverse City Real Estate" searches and their listings are massively linked on the 'net. Their homes receive regular open house showings, print and TV media ads and regular showings for my many buyers who easily find me on the internet. Buyers love the fact that I am honest, down to earth, effective and knowledgeable about their transaction at hand. I always look at all angles to get my buyers the very best deal possible.

I am a "One Company Man". When you have found the best, why settle for the rest? Many agents bounce around from Broker to Broker. I constantly field calls from agents with other brokerages trying to recruit me to their company.
