About Me
As a local Realtor who loves to shop, I know the market. I'm in it daily. I love to go see what's new on the market. I am very involved in the community from Youth Sports, High School and Elementary activities to City Council Meetings. I NEED to know what is going on in the community I live in. My husband is a teacher, my kids play sports, 2 are in college and 3 more to go... I'm busy and I love it.

You can't now - prices in Mountain House are definately not dropping like they used to. We are seeing more sale in Mountain House in the last 5 months. There will be more coming onto the market, but who knows where those will be priced right. Best advise have a great LOCAL Realtor, who has a pulse on the local market, most of the time we hear about what's coming before it hits the market. Good Luck. - Mon Jun 16 2008, 21:09

How is the rental market doing in Tracy?

Susan Goulding answered:
The rental marketing is amazing right now. So many people are losing their homes to foreclosure and short sales, but they don't want to leave the community. I have an investor who put his home for rent on Craig's List -- he had 20 inquiries within the first 24 hours, and rented it for more than advertised. Same square footage as you mentioned above. If you're not working with a realtor currently call me, we can discuss your options -- if you are working with an agent, ask them about the neighborhood you're considering purchasing in and what the rental market is in that area. Have a great week. Susan - Sun May 11 2008, 23:56

The best way to find out is to go to the properties or call your favorite REALTOR. I know that I'm out at the models on a regular basis. Shae is going to a Net price, no more 'making a deal' or so they say. Call a LOCAL agent one who works, lives and volunteers in the community. Florr plans are available online, but other than "starting at" price, you won't know until you go out there. If you're going to go to a new development, call a Realtor they can help you navigate and negotiate your perfect home. - Mon Apr 7 2008, 23:19

Daycare in Mountain House

Susan Goulding answered:
There are quite a few different after school programs for kids in Mountain House. If you start searching the individual schools you will see the options. Keep in mind that Mountain House is part of Lammersville School District and Lammersville has been around for a very long time. They would make certain that kids have a safe place to be. Happy House Hunting -- if you need help, let me know. Susan -- Mom of 5- so I totally "get" the childcare/safe place to be thing. - Tue Apr 1 2008, 22:37

The commission is paid by the bank. The seller has no financial obligation unless negotiated with the bank. Typically the bank will only pay 5% if it is 2 agents from different brokerages, and 2 - 3% if an agent represents the buyer and seller. As a buyer your offer can offer to pay whatever you want. Here in CA most offers are including a 3% seller concessions - if the bank agrees to the short sale they will pay the concessions also. - Thu Mar 6 2008, 20:45
