If this is an investment property you will absolutely need 20% down. That's just how it is. Period. If this is for personal purchase, then it will need to be an FHA to get 3-5%. Most conventional mortgages right now are a minimum of 10%. Condos are 20%. FHA is the way to go, but cannot be used for investment property and must meet certain requirements.

And don't be saying it's for personal use if you're actually doing an investment, because they are auditing a HUGE number of transactions PRE-closing. - Sun Oct 19 2008, 14:30

How come FHA wants 2 appraisals for 1 property?

Hi Sharonda,

Lending rules and regulations are changing on a daily basis right now. It could be that the first appraisal raised a few red flags if perhaps the home is in an area where there are few comparable sales in the last 6 months. Appraisers are given very little leeway lately.

Also, an FYI for you - one of the lenders I work with told me this week that many FHA loans will now be audited once they are given a clear to close. So expect a little time dealy because of this extra step.

The best course of action for you is to be patient. Hard, I know, when you are anxious to get moved in!

There truthfully has never been a better time to be a buyer. Even a first time home buyer.

Interest rates are still low, low, low and while 99% of loans will now require a downpayment, minimum is only about 3%.

VA loans do not require down payment and the seller can pay closing costs and prepaids.

FHA is the most popular form of financing right now, but you will need 3-5% most likely. Still, that;s a long way off from the 20% needed when I bought my first home 25 years ago!

I think Wells Fargo is offering a 1 year/1% buy down for the month of October.

The best advice to give you is to work with a reputable lender who has been referred by someone you trust and to find a professional FULL-TIME real estate agent the same way. These two professionals will guide you through the process and act in your best interests. Especially with auctions and foreclosures.

Specifically, congratulations on having 3% to put down. Many buyers don't have that much and almost all 100% financing is over with at midnight on Sept. 30th, 2008.

Good luck, but in the meantime keep putting money aside each week to go towards purchasing a home. In these economic climates you simply can't go wrong by purchasing real estate - as long as it's at the correct price vs. value of the area.

How can you tell that the buyer is serious?

I'm not sure about the specifics of your question, but if you've received an offer from a buyer, to verify their seriousness it is mandantory that they have included a bona fide preapproval letter from their lender. The lender should also be with a company that you are familiar with. Don't be afraid to ask for them for a preapproval from your own lender or to personally call their lender to verify. Most preapprovals are free, so this shouldn't be a problem.

Also, while not mandatory, an offer of earnest money would be helpful. If they have an immediate "investment", such as earnest money, then you know that first of all, they actually have some cash and second, that they are willing to risk that cash. (The definition of "earnest" is fervent, purposeful, determined, resolute, serious, sincere. Earnest implies having a purpose and being steadily and soberly eager in pursuing it.)
