Hi Christine, Depending on the zip code there has been some "dips", but average is average, the mean # reflects a better picture. Regardless, if one plans to buy and live in the home for 5-years, this is still an excellent time to buy. Any further depreciation will correct itself an then some over 5-years, rates are still low, there are plenty of wonderful homes to choose from and sellers are paying the buyers closing costs. One can pretty much, with good credit, purchase a home with as little as $2,500. This is based on my over 17-years experience as a full time realtor in Baltimore. - Sun Jun 29 2008, 06:07

Major banks or banks might the last place I would go for a pre-approval letter or deal with them at all. I agree with the other advice you've gotten. Hire an experienced buyers agent in Ocean City they will have the lender contacts you need and by the way lenders issue pre-approval letters without a property in mind all the time, they will issue a pre-approval letter after a credit check and a conversation with you. Of course it's subject to verification but that's what we all use and it works fine.

Hello Annie, NOT having a Buyers agent is when it will cost you. Hiring a Buyers Agent will cost you nothing except maybe a brokers transaction fee of around $200, every buyer should hire an experienced Buyers Agent to exclusively represent their best interests!! And I'm not aware of any rating system for Realtors, check Google or Homegain.com. Now if I may, let me say - the seller does not pay the buyer agents fee/commission, the listing broker pays the selling broker/ Buyer Agents their commission that they negotiated with the seller. The listing broker rather than wait for the listing broker to have a buyer for that house is offering to pay another broker for bringing a buyer, usually half the commission. Should the listing broker sell the property then the listing broker is intitled to keep the whole commission. This is why the MLS was conceived, to share listings for faster sales. And the seller does not build in the full commision when setting their price, some may like to, but it's not the way the system works. Buyers actually determine the sale price ie: fair market value. I do agree that real estate commissions have inheriently been built in over the years of appreciation. And I'd like to comment on "Nicholas" answer, he is so miss-informed and off base with that answer, do yourself a favor and ignore it. Good Luck.
