If the Lease Agreement with your tenant is for a year yet and the rent covers atleast 80% of the mortgage payment, you should continue with this property in your investment portfolio. The market is definately not ideal to sell right now. There is an ongoing price war among Seller's and prices are tumbling like crazy.
