I have to agree with the previous answer. Ask the agent if they are a listing or selling agent. Most of the flash comes from agents that simply list your home and wait for some other agent to come along and sell it. No advertisment on TV, the local paper, or other usual means of advertising will sell your home. The key is to get people through your home. When showing your home, be sure to put away all of your personal effects! You're going to have to pack it at some time, its' never too late to start. You want your prospective buyers to be able to picture their own personal effects in the home and your things will get in the way.
Today's market requires different marketing than the past. The local Multiple Listing Service is probably your first and best place to show your home. The agent should have some guerilla marketing tactics ready as well. Your agent should have the expertise and savvy to promote your home where people are looking...right here on the web.
