There is a lot of talk of a softening real estate market. How would you describe the real estate market in The Woodlands?

Dear Woodlands Real Estate Market Watchers:

Last month, I asked: “Where is the market going??” This month, it looks like we have an answer—moving away from being a solid seller’s market to one that is a little more balanced overall. As you can see from the attached graph, sales were again well below what they have been for June in the past two years, and inventory is up significantly. However, the story is not the same for all price ranges. As with last month’s stats, June shows weakening in price ranges below about $500M, yet steady or strengthening for higher price ranges. Perhaps interest rates are impacting the lower price ranges? Take a look at the information attached, and please feel free to call or email me if you’d like more details.

Listings, sales and inventory graphs are attached. Details for each price range are shown in the Market Report table. If you have questions or are interested in other details about the market or your specific neighborhood, please feel free to call me or email me. I’d be happy to share more information with you.

Interest rates for mortgages are currently about 6.5% for 30 year conforming conventional loans with 1% origination fee.
