Hello Berta,
I specialize in helping buyers purchase both Short-Sale & Foreclosure homes in the Minnesota Metro Area. I have worked many different deals with Wells Fargo Bank for both buyers and sellers regarding short-sales and foreclosures with Wells Fargo. I would strongly advise you to have a realtor representing you as your buyer's agent when you are dealing with any bank on the purchase of a home. I hope that is the case in this situation. You also never want to use the Listing agent when you are buying a home. Why? because as human nature will have it the listing agents loyalty is always with their first client and that is the seller. I would be more than happy to help you find financing to purchase a home. I am a realtor who specializes in the Lakeville are and lives there too. If you have had a solid job in the past and have money to put down on a home I should be able to find a lender who will give you a loan to purchase a home. If you are looking for an investor to purchase the home and then put together a rent to own situation for you I can help you with that too. The only catch would be that you are going to need to have 20% down on the home. So for example on a $200,000 home you will have to have $40,000 as the down payment. There are other details that are included in a rent to own and I would be more than happy to share those with you. Again, please feel free to contact me anytime.

It sounds like you should have fired your realtor a long time ago. If you are not happy with the service you are receiving then there is not reason for you to continue working with an agent you don't like. In your situation I would contact your agent and tell them you are not longer interested in working with them and would like to sign a cancellation of the listing agreement. In today's market your agent must be spending money on marketing and getting your home in front of as many people as possible. For example I market all of my listings on over 50 websites on the interenet. I have paid for premium placement on over 30 of them. Some of the sites I list have premium placement on are Google.com, Yahoo.com, Trulia.com, Zillow.com, Craigslist.com, RealEstate.com, Realtor.com and many many more..............

The first thing I have to ask is, "Are you working with a Realtor?"
If not that was your first mistake in trying to purchase a foreclosure home. In this situation you really want to have representation ("IT'S FREE") on your side that knows the ins and outs of the foreclosure process, because it can get very complicated and confusing at times even for an experienced realtor. The first thing you need to konw is when the home goes pending it is under contract and the bank can not accept any other offers until the contract is cancelled by both parties in writing. Next, you did the right thing buy getting your offer in even though they had accepted another offer because the agent or company representing the bank will, if they are good, keep a copy of your offer as a backup to the current offer they are working with. This way if the current offer falls apart you can be in the running. Next, you need to get a realtor if you don't have one and get them started on pushing the listing agent or company on the current situation with the existing offer. This will take time and patience because the people working with the bank are swamped with hundreds of other properties not just this one. Finally, you need to have a little luck!! if the deal falls through you and your realtor need to be the first ones to re-submit your offer if needed or to push your current offer to be accepted/presented to the bank.

Themis, I have a steel of a deal on a condo in Bloomington just south of downtown. This condo has all of the upgrades: mapel cabinets, maple floors, granite countertops, 2 beds, 2 baths, 12' ceilings, 2 parking stalls, a workout facility, private car wash, fireplace, ceiling fans, and much more. The seller wants out BAD! they have the condo priced almost $50,000 below its 2004 purchase price.
