How is the sales trend of townhomes in frisco? Will I be able to sell it for a good margin in 3-5 years?

Based on the previous 5 years, stick with single family residences. In 2004 the average sold price of a SFR was $264K... today (YTD) the average is $306K (that's a 16% increase). Townhomes sold for $261K in 2004 and today close for $178K (that's a 32% drop). The numbers don't lie.

How is the HOA? Are they one of the picky ones? Any unusual rules?

All HOA covenants & restrictions will basically be the same. Your real concern should be with the management company and how they enforce the rules. For Queens Gate, Lonestar Mgmt is the enforcer. I live in a HOA that Lonestar manages and they seem to be fair. On one hand you want them to leave you alone but on the other you'd like them to keep your neighbors and community in check when it comes to keeping landscaping nice and trashy decorations out.

Hopefully you've already found the answer you're looking for. If not, here's some helpful info:

Inside the boundaries of Ginnings Elementary of Denton ISD there are 5 properties listed for lease (as of today). None are 4 bedroom. They are all 3 bedroom and all allow pets according to the information provided on the MLS.

The last 4 bedroom property listed on the MLS was leased out for $1,000/mo on 9/19/08.
