Did realtors cause the housing meltdown?

Ladawn (ld) Menkemeller answered:
I can only imagine the responses that your statements are going to draw. I'm not going to take sides with Realtors I don't know... with Mortgage professionals I don't know or Appraisers that I also don't know... but I will say this: There's much to be said about personal responsibility. The Real Estate market is just one example of an overall lack of self control in our society. This isn't something even remotely new... our society has an enormous problem with debt, spending and living beyond our means DECADE UPON DECADE. I have no doubt in my mind that there are unethical people in every industry... possibly even the one I work in... but a handful of people do not set industry standards... nor do they control will of the people. People are going to do what they want to do regardless of advice that is given... regardless of what they can comfortably afford...regardless of what their own better judgement tells them to do. This is why we are really in a mess: Personal Lack Of Self Control. At the end of the day... EACH ONE OF US...that has ever spent money that we don't have instead of saving money, paying off our own debt...or preparing for our retirement... IS TO BLAME. There are serious consequence to living in a society that is spoiled with instant gratification. - Tue Oct 14 2008, 07:36

Owner financing in Texas

Ladawn (ld) Menkemeller answered:
Michele - I know of a couple private investors... they will ask you to put 5-10% down (can set up a payment plan to even pay that out). Give me a shout. - Thu Oct 9 2008, 08:25

Dee... I see soooo many people buying another home before the previous one sells.... Know what I see most come from this? Pressure. If I were your Realtor... If I were your Friend... If I were someone in your family... I would talk you out of inviting additional pressure to your life.... life is tough enough! If you are really set on doing this -- let me do a study for you on your property... and take a hard look on what you can expect. Parts of Garland... specific price points... sell fairly well due to convenience to the highways there...so it may not be too much of a gamble. Give me a shout and we'll take it from there. - Thu Oct 9 2008, 08:18
Ladawn (ld) Menkemeller answered:
Depends on the supply/demand for the property due to location (city vs. suburbs). Get with a season Realtor that specializes in that specific area and go from there. You'll find what you need based on sales history. - Thu Oct 9 2008, 07:39
