I highly recommend that you talk to some local real estate investors and people in your community who have experience in this area. Builders and investors in my area pay about $10,000 to tear down homes...in some cases...they work a deal to have the structure hauled away for free. Really? Ask them for a new Good Faith Estimate and Truth-In-Lending. Go talk to another loan officer about it that is familiar with your state's lending laws and regulations. Make them show you everything in writing and ask other loan officers if that sounds right. - Fri Aug 22 2008, 12:40
It depends...what are your payments now...how long have you had the current mortgage...whats the value of your property vs. the loan amount you need to refinance/roll in closing costs? Without further details...the answer to this question could be the wrong one for you.
I highly recommend you talk to a competent loan officer in your area. When I was a full time loan officer...I only helped clients refinance if it is to the client's best interest. Some loan officers might recommend it just to earn a commission. Find out how much you could save and how long it will take you to see the benefits after the closing costs are paid.

It may continue to tank...but you better believe in one thing...after recession comes expansion. In the past...most markets that go down will rebound...just wait and see!
There are a few exceptions to this...like steel towns that have become ghost towns...but even then...you never know what will happen 10 to 20 years from now. Some investor or visionary may purchase all the land and abandoned properties and turn it into a thriving community.
