One bedroom properties can limit your resale potential. I would recommend the two bedroom, provided you choose the right area. The wrong location can effect the resale of any size property.

Before you began to look for a home, start by speaking with a mortgage professional to obtain pre-qualification for a loan. You will meed to know how much home you will qualify for. There may also be down-payment assistance programs available for some loan programs, if needed. Depending on your situation, you could qualify for a first time home-buyer program. Both are nice subdivisions and are not that far from the other. However, I believe Lenox Village is the better subdivision as this subdivision has much higher sales for the last six months.
I'm not sure what size home you are considering, but to give you examples:

Sugar Valley 2400 - 2600 sq ft Average sales for the last six months are from $220,000 to $260,000.
Lenox Village 2400 - 2600 sq ft Average sales for the last six months start at $245,000 and go up to $295,000.

Very realistic! With excellent credit, you should be able to qualify for a loan. I work with some excellent mortgage professionals if you need a referral. Be careful, make sure to do your homework before choosing the right lender and loan program to assure you get the best results. I am real estate broker with previous mortgage experience and would be happy to advise you on what programs are available. - Thu May 8 2008, 19:09
