I really believe in customer service and it shows. In my first full year as a Realtor, I not only won the “Rookie of the Year” award, but I brought in more sales than any other rookie in the history of the company. I consistently rank in the top 21% in the office. I attribute this to going above and beyond what is expected of a Realtor to service my customers. My customers never hesitate to recommend me to their family and friends which I feel is the highest compliment I could ever get. My sales record means nothing if someone doesn’t think enough of the service I provide to recommend me to others.
My background, before real estate, was in the corporate world and I use all my knowledge to make sure closings go smoothly and with the least amount of problems or inconveniences to my customers. I know the importance of continuing education to stay on top of the ever changing Real Estate market. Additionally, I have gone through the buying and selling experience myself – from my first home, a multi-unit fixer upper, to me and my husband physically building our home to having a home built by a custom builder. These experiences taught me what customers should expect, but seldom receive – Old Fashioned Customer Service and I am dedicated to providing that to all of my clients. Because of my experiences, I specialize in both residential and horse properties - no matter how big or small.

As you gathered from the responses you have received that there is no definitive answer. I am a certified relocation specialist and I can tell you that most companies involved in relocation, pay pretty close to an average appraisal. If they are taking the time and money to move the employee, they don't want him/her homeless at the new location so they usually play fair.
What made you submit an offer at 8% lower than the asking price? Did you agent do comps for you or are you going on the national news that homes are down 8%? As stated in other responses, that's a national and local average. PA was also in the news that we have not been hit nearly as hard as the rest of the country and our prices are not down that much. Perhaps you could have countered their counter offer and come up some and try to settle on a price in-between?
With what you know from these responses, are you only looking for relo homes or a good deal? When I search for my buyers, I look for homes in a range that is maybe $5,000 to $10,000 higher than they want to go assuming there is some negotiation room in the price of upper priced homes. If your range is lower, I may stay at $5,000 above where you want to be and look for homes that have either been on the market a long time, or say "motivated seller" or some other clue that the price may be negotiable. Are you working with a buyer's agent? If so, be honest with them with what you are looking for. They are looking out for your best interest. Sometimes rentals are put into our MLS and you can search any Realtor's website to find them. Many times, it is not. Our office has a subsidiary company that handles rentals. You might want to contact them. The office number is 610-921-2400 and ask for the rental group. - Sat Jun 21 2008, 10:10

Since you are in Buffalo, do you really mean Reading or the Reading area? There are good areas and bad within the same zip code. There are also 2 major city ordinances that you may or may not find easy to follow. You will also need a Berks County property manager if you don't plan to live in Berks County. (Our company has a subsidiary that does property management). You also need to be careful in that there are homes that have 2 families currently living in them, but the city believes it to be a single family dwelling - in which case it could be difficult to get the permit to actually use it as a 2 family dwelling. You also want to get a local lender since many of the real estate offices with properties for sale do not recommend offers with out of state lenders to their sellers. Of course, it's still up to the seller. I'd recommend getting a good Realtor with investor experience to help you with this. You could contact my office for assistance. - Sat Jun 21 2008, 10:01

Check your contract for dates. It sounds like all of your contingencies have been met except perhaps the mortgage committment. That occurs once the lender has gone thru all the info you provided, the appraisal came in ok and the underwriters have said it's a sound loan. If any of your circumstances have changed where your income has decreases or your debt ratio has changed, you may no longer qualify for the loan at the same interest rate. Did you lock in your interest rate? If you did, it can't change unless the date has passed. Check any paperwork that you signed from the lender. It should specify the interest rate that was agreed to. Call your realtor for assistance in contacting your lender.

There are a variety of septic systems. When your land was perced, did the engineer specify if was suitable for any septic system at all? In my area, if it fails, many times they recommend that 4 inches of fill be placed on the land and allow it to sit for 4 years - then restested and it usually will perc. Did you check if maybe a sewer system will be added in the near future? Maybe one is proposed and you can hook up to that when it is installed. Usually, there is no appeal.
