"To whom it many Concern,
After just closing on the sale of my home in Scottsdale with another Realtor, I thought it was high time to write this letter of referral for Rod Rebello. He was my Realtor during the purchase of my new home in South Tempe.
Buying and Selling a home can be a very emotional time for most people, as it was for me. Rod was a true professional throughout the entire process. His calming professional demeanor obviously was a reflection of his expertise in real estate and years of experience working with people.
He not only saw me through closing but has made himself invaluable even afterwards. I had some concerns with the electrical in my new home and he assisted me in every way possible. I had some serious issues with the sale of my home in Scottsdale which he researched and assisted me in what ever way he could, without compromising the relationship I had with my other Realtor. Tax time is here and he followed up by sending me a copy of my settement statement. In other words, he always seems to go one step farther than he has to. With these efforts, while other Realtors are scrambling for sales, he has established a lifetime customer and referral from this client.
Thanks for everything Rod!"

"Rod: Both Russ and I appreciate how hard you worked for us in locating this perfect property. We have been extremely busy and involved painting, cleaning, packing and all those move related activities. Carpet is being installed today.
It is important to us that you know how much we appreciate all of the extra service you provided during our home search. In this day and time there are many opportunities to receive outstanding customer service, yet it seems the trend is to settle for less. You have reestablished our belief that the outstanding service professional is not a lost breed. You are the professional who takes pride in the service quality you provide. During our working relationship, we felt you worked with us as well as for us. You made the effort to learn enough about us to be able to quickly locate the most fitting property for us and we are thrilled with our real estate purchase.
We will, of course, recommend you to anyone we know that requires real estate services. Thank you so much, our best to you and we hope to stay in touch."

There is a first floor 2/2 bank-owned condo there listed for $99,900 the lowest price in the complex. You would need to buy all new kitchen appliances, but otherwise it appears to be in good shape (I showed it to a client of mine). Let me know if you're interested. According to the HOA manager, the complex is mostly renter occupied, not much owner occupied. - Wed Jul 23 2008, 21:17
if the buyer uses the HOA Condominium addendum and the HOA has 50 or more units, then the seller must notify the HOA and then HOA is required to provide financial info. I've talked to HOA's that won't give out this info without the seller's written request. If fewer than 50, seller must provide this info. - Sun Jul 20 2008, 15:05
There are many foreclosed, bank-owned condos in the Phoenix area. I can provide listings that may meet your criteria if you send me details about what you want and price range. Just fill out my bank-owned listings request form at

Maria - she did mean offer with a purchase contract. Short sale negotiations in Arizona with the lender can easily last months after the contract is accepted by the seller. And we don't typically involve an attorney here. - Sun Jul 13 2008, 21:40
In Arizona's Maricopa County, you can go to the county recorders website and look up and download the document by the HOA name (type in business name field). Go to
