If you are asking where each Developement or Home Owners Association (HOA) begins and ends, To my knowledge there is no map. Example: Rancho Vista HOA, Paloma Del Sol HOA, and Ranco Heights Developement are just a few of the Developements or HOA's in Temecula. It would be nice to have that kind of maping.

Vail Ranch does not have any HOA. The area between Solana Way and Avenida Sonoma off Margarita Rd. does not have an HOA. The area between North General Kearney and Via Lobo Circle of Nicolas Road, (both sides of Nicolas Rd.) have no HOA. and The area of Margarita Rd. at Rustic Glen, Oak Cliff, Knollridge, etc. have no HOA. There are a few other areas, but it takes time to try and map them out. Your best bet is to contact an agent and they will be able to show you all of the areas that don't have an HOA.

Right now, using your criteria, there are 8 homes in Temecula, and 20 homes in the French Valley area, which has the Temecula school district. As to traffic, if you get 1 -2 blocks away from any of the major roads in town, you will find very little traffic. There are many Home Owner Associations (HOA's) in Temecula. with various ammenities ($60 -$85 per month). It really comes down to which neighborhoods appeal to you. There are a few neighborhoods that have very low HOA fees ($12-$35 per month) or NO HOA fees. Feel free to contact me for information or a list of properties that might fit your criteria.

First of all, not every sale goes through the MLS. Real Estate agents have access through title companies to the county records database. I as a real estate agent, I can find the sellers purchase price from the county recorder. - Fri Sep 7 2007, 15:40
