I am a proud mother of one son and have been happily married to my husband for almost 17 years. We currently reside in Lakeville and have for the last 4.5 years, prior to this we resided in Berkley for almost 12 years. My husband is a self-employed contractor who installs Acoustic Ceilings. My hobbies are snowmobiling, boating, reading, planting flowers and just relaxing at my home in Maine.

If I am understanding you correctly you are looking to sell the condo for less than the amount of liens even though it's value can support a total payoff of the judgements/liens? Without clear title you cannot transfer. The judgement would need to release it's lien on the property. Your brother's lender will ensure that the title is clear before they lend on it. If he buys it with cash and you just change the names on the deed there are legal reprecussions for both of you. You may be able to negotiate with the lien holder to see if they will accept a lesser amount, but with the condo worth enough to cover what would their motivation be? - Sat Sep 13 2008, 03:40

Hi there! Do you have established tradelines ex.) major credit cards? There are state programs available in MA for buyers with minimal credit and low 600's scores. I would check with a local REPUTABLE lender like Paul indicated below Wells Fargo or even your local savings bank and see what community programs are available. Good Luck!! - Thu Sep 11 2008, 02:58

Hi,

I understand that making a price reduction, especially at such a large amount, is concerning at best. But your realtor should be able to show you the facts of record to support the necessity. What is the absorption rate in your price range? I mean how many homes are selling divided by the number of homes for sale in your price range. If that number is high the only way to counter it to comply with your timeline is through a price reduction. That opens the potential buyer pool to a wider number. Hi Brendan,

As with most areas of MA property values have dropped considerably. Due to the substantial decrease in value in the single family area the condo market took a larger hit. A lot of them either have or will come off the market to be used as rentals.

This leads to the drive down in pricing. The positive note is that we are just about to the bottom of the dropping. If you are considering a condo this is a perfect time to buy as inventory is still plentiful but on the decline, if too much time passes you will have less to choose from which leads to paying more than you will now.

I would first like to know if you prefer a more rural atmosphere or a larger in town feel? Do you socialize freguently or are you more of a home body?

There are many nice communities that are between Fall River and Boston, but based on what your needs are and how long you plan on staying this is a very difficult question to answer. Berkley is a great rural town that is quiet and more farm like, shopping would be down in the surrounding communities. The Bridgewaters are also very nice but not quite as rural (with the exception of East Bridgewater).

Could you please let me know what your interests are for your lifestyle?
