Dear Just Looking,
Pinellas County recently instituted "close to home" schools which will effect where your kids go based on where you buy a home however our county in transition from the old system to the new one. There are many good schools however currently in this area the Seminole school district is the only area with all A rated schools and as you can imagine most seats are taken and we are limited due to the FL Amendment limiting class sizes.

Since buyers we work with like you have education as a priority we made it a point to meet with, Jim Madden, the person in charge of Pinelas County school assignment last week to get the facts for you. I actually wrote on our community blog about this (including videos) on how things will work as well as giving you his direct info to contact. He's encouraging people with questions to contact him because as he explained unless you have a child entering Kindergarten, 6th grade or 9th - there is NO guarantee they will get their close to home school (I know wouldn't that make things easier for all of us ;) - read more about the details at http://www.clearwaterrealestatetampahomes.com/pinellas-count… . He even shares his phone number and email to make sure you get accurate info - many people here are still confused on how the new system actually will work.

In mid-September the Pinellas County school board will roll out new web features so you can put in address and find the "close to home" school that any given address will coordinate with - even though we will be in transition for the next few years where you buy will ultimately determine where they go to school unless your children go to one of our Magnet or fundemental schools (these have their own process)

Dear Bob,
It is a great time to buy, especially if you're interested in Pinellas beach area properties. We specialize in Clearwater area homes and condos and work with many investors and buyers from out of the country. Having an agent working ONLY for your interests is a good idea when working to negotiate the best deal even in a buyers market.

We have written several articles about our taxes on our blog as well.
As of February this year we currently have a 10% cap for anyone whose home is not their 1 primary residence (qualifying homestead) - the good news is we have a new ammendment on the ballot to be voted on in November which proposed to increase oujr sales tax by 1% and cap all property taxes at 5% that are not homesteaded - this would be great news for individuals like you :)

Renting is another issue I have written about and an important one - for instance most buyers don't realize that nothing on Island Estates can be rented for less than 3 months and move require 6 month rentals and up. there are only 7 condo complexes in Clearwater Beach that can be rented weekly and most are over $500k - Sand Key has NO weekly rentals and few short term rentals. These are all the things we can help you with.

Hey John,
The amount of time you can rent is determined first by each condo community from weekly to annually. Most cities default is 30 day minimums.

The hottest rental market here is from October to March. Many have 180 minimum rents to avoid 12% bed tax ( like hotels) - we specialize in helping buyers in our beach areas and can give you access to free tool to research what's on the market. I can help you determine the condos that meet your rental requirements as well as your purchase requirements.
