If you are purchasing your first home I highly recommend working with a REALTOR who is your buyer's agent and will look out for your interests and guide you through the process. We work with lots of buyers including first time buyers and some things to consider in this market is what kind of mortgage are you getting?

Right now our clients (especially first time buyers) tend to be getting FHA loans since you can still get in with zero down (if seller gifts 3 % down payment) and has favorable terms and rates. The alternative is a conventional loan and we are seeing lenders ask for a 20% down payment which on a $150,000 home it's $30,000 on top of closing costs of 3-6% ($4,500-$9,000) some of which may be paid by the seller if negotiated.

So if you are going to buy a home with an FHA loan the home needs to
* not be damaged inside (no holes in walls, missing A/C units, no broken windows)
* have all systems working (air conditioning, plumbing, pool pump, etc)
* have a roof that's good and will pass 4 point inspection (usually looking for 5 years of useful life expected)
* not have any unfinished renovations - common with flippers who ran out of money
* if there's a pool you have to be able to show it's in working order;
* etc.

We've seen some great deals - however you can't get a mortgage on them and need a cash buyer.

The good news is that there are many sellers with equity in their homes that are motivated sellers - we helped a woman buy her first home last month with no money down and the home was completely renovated with new tags still on lights and appliances - and she got it for a great price - may I suggest you keep an open mind to "great values" which includes short sales and foreclosures.

Every home we've helped buyers with for the past year have had seller concessions. We have 2 buyers that got homes with the 6% closing cost and even gifted the 3% downpayment assistance for an FHA loan so they actually got in with very little money out of pocket.

If you are working with a local real estate agent like us - we're happy to not only see what home sold for and when but also research what comparable homes are selling for in "today's buyers market"

While I can't speak for her I can say that we work hard to educated and empower our clients (80% buyers 20% sellers) to make the best decisions.

How do I look up a propety by address?

The previous answers gave you the way do it here - if you're not working with a real estate agent. We look up property records and comparables for the buyers and sellers we're working with all the time - and can just email it. This is something we are happy to offer at no charge.
