PRICE is THE most important factor in selling your home in this buyer's market, because if it isn't priced right to begin with, the home won't even get a showing, much less an offer! Your REALTOR/AGENT is the second most important factor in selling your home, because if you have the right Agent affiliated with a well-known Reputable Company exhibiting a strong presence in the marketplace, you'll be miles ahead of the competition AND you'll get your home sold! Your Realtor will provide you with the tools and information you need in order to get your home "showcase ready" so that it stands out above the rest. Look for an agent that has earned the GRI (Graduate Realor Institute) designation and is also TransNational Referral Certified -TRC, so that your property will be marketed not just locally, but across the globe!! Realtors hold Open Houses for preview on Saturday's and Sunday's within a time range of around 10 AM to 3 PM; when the traffic is busiest. These open houses are intended to give customers a feel for the area, the layout and condition of the home and to assist potential customers find a home which meets all their criteria. You can find out where the open houses are scheduled for your desired weekend simply by calling a local Realtor, who will be most happy to provide that information through a quick search of the MLS for the area of interest. I have lived in FishHawk for about three years and although the traffic is more congested than I'd like, it isn't quite as heavy as the New Tampa area in my experience. The 7-mile drive from FishHawk on to Boyette Road and then to I-75 is being widened and will make it tremendously easier/quicker to get to the interstate. If you travel during off-hours, it isn't bad at all (after 9am and before 5pm). It's certainly worth the extra inconvenience right now to live in such a great community! If you are looking in the Riverview area, that is my specialty. Not only have my children attended the schools in that area, I also served on the boundary committee in order to get my community zoned into the best schools. I have served on Boards of six area schools and currently live in FishHawk Ranch where the schools are all A Rated and there are many military families in this community.
