Pre-approval for short sale. Is it a must?

Normally short sales require a pre-approval letter or proof of funds. I have yet to find one that does not require it.

Over the years, I have been with Coldwell Banker, Exit and Keller Williams.

In my opinion Keller Williams has the best training and support of all these three companies. They also take less of your commission. Every single day there are mutiple course going on right in the office.

I wish I had started with Keller Williams Realty due to their level of training.

A very important thing, no matter what company you go with the is broker, manager or Team Leader. Ask especially how much training is at the office, or do you have to travel for it.

There can be short sales and foreclosures that are very good deals. Foreclosures can be very good for the right buyer or for investors. They can be time consuming and as you say many are not in very good shape. There are some however, that are in great condition.

Only you can decide which is a better buy for you. My suggestion is to look at both and look for the right home at the right price. Too many people focus on short sales and foreclosures and do not even look at all the other great homes out there. The other mistake they make is that some buyers look at non-foreclosure homes that are in great shape, and then make an offer as though it is a foreclosure that is in terrible shape.

There are programs such as Ameridreams that allows for DPA - Down Payment Assistance. This is really a gift which can be from a relative or even the seller. This was supposed to end on October 1st, but a bill is going through the house that may renew this option. FHA is raising the minimum downpayment to 3.5% from 3% also, although now there is talk of making the amount dependent on credit scores. There is also a new tax credit of as much as $7,500 for first time home buyers. This has to be paid back over 15 years, or at the time you sell the home if it is before the 15 years.

The best thing to do is get a good Realtor and especially a lender that can give you the guidance you need. If you need a good Realtor in Ocala, please let me know and I can get you in touch with one.

Ameridreams DPA program website is http://www.ameridream.org/ and another program is Nehemiahhttp://www.nehemiahcorp.org/. However unless the new DPA bill is passed then it will end October 1, 2008.

Information regarding Tampa

If you are talking about just the city of Tampa then there are 8,563 homes available at this moment. This includes single family homes, mobile homes, condos, townhomes and villas. There are also brand new homes listed in this, however not all the new homes as some but not all builders put their homes on the MLS.

As I said this is just for the city of Tampa. However, many consider the Tampa area or Tampa Bay which really extends that area. For example, this is Brandon, Wesley Chapel, St. Petersburg, Clearwater, Apollo Beach, Ruskin, Spring Hill and many more that are considered the Tampa area.

The best thing to do is contact myself or some other Tampa area Realtor and let us know what you are looking for and we can discuss where you might like. Then we can give you the true number of inventory based on your needs and wants. It is important to know the available inventory for the price range. This is because the inventory on hand is very different in each price range running from a low of 5.73 months of inventory in the under $50,000 price range to 43.02 months of inventory in the over $1 million price range. The average months of inventory is 16.63.

If you narrow down your search to a certain neighborhood or area, you can even take homes of say over $1 million and find that the inventory in that area is only 9 months instead of the 43 months overall. It is more important to know the numbers for the specific place you are most interested in. Even certain subdivisions have seen incredible price falls, while others have maintained their value much better.
