Every house tells a story and it's my job to open the first page in that book. My experience as a real estate appraiser will benefit my clients since there are many facets to understand. Whether you are buying or selling a home, I will take the stress away creating an easy, relaxed, and even fun atmosphere. Your best interest is my top priority!
I will use easy to understand terms and not legal real estate terms that make the buying or selling process more confusing. If you are selling your house...CONSIDER IT SOLD!!! And if you are buying, LET'S GET STARTED!!!

Very good answer Scott. I do not take a listing for less than 6% because I will be working 7 days a week, 24 hours a day. Your listing will be my priority and on every website you can possibly think of with a virtual tour and portfolio of pictures. I just sold a house in St. Petersburg in 14 days, and another in contract within 25 days. My objective is to sell and to be paid for what I was hired to do. I limit myself to 4 listings at a time because of the amount of effort that go into them in order to sell in a tough market. Some agents will tell you a figure you want to hear, charge you less, and not return other agents phone calls or emails when inquiring about your listing.....is that even worth 2% to you??? - Wed Nov 12 2008, 11:26
Hi Patsy,
From the prior responses it is apparent the property is still available. You could qualify for 100% financing still as there are a few programs left. You will have to watch the taxes as some may have a save our homes cap and can be misrepresented when you are doing your initial calculations. You don't want to sit at the closing table with a figure you didn't count on!!

Hi! The best thing for you to do is contact the local sheriff's office. They can give you data on the type of calls that have been made in your subdivision an give you additional data. Most of it can be found on line. You can also log on my website and it will pull up crime statistics, schools, and mostly every other thing you want to know about the area!

You can contact a title company directly for an esitmate. I recommend you use First American title. Pleae contact Lucretia and let her know I told you to give her a call for an estimate. Its free and she will explain everything in detail. That is the only person I let do my closings because of the amount of knowledge!

HI Cathy. The banks have done their research through bpo's and appraisals before they have placed it on the market. This is a time where your real estate professional's information comes in extremely necessary. The bank at the time of BPO's and appraisals will estimate the cost to fix the necessary defferred maintence. This has been taken account for in the price. Alot of the properties have been selling for market value. Because I do not have the property address and ability to do some calculations, I'm not able to best assist you but rather provide some information that might assist you in your decision.
