Homes that bank-owned (already foreclosed) are listed as bank-owned on our MLS, and pre-foreclosures and short sales are also listed as such. If you'd like us to send you of these with more specific criteria, feel free to contact us. - Tue Sep 16 2008, 07:36

In this market, all aspects of marketing a property are very important, beginning with price. Buyers have to see value to begin with. Also, don't underestimate the importance of the product. You can improve the price and/or improve the product. Buyers have much to choose from and you have to stand out in some regard. Exposure is also very important.
