About Me
Over 30 years ago my wife Rita and I left New England and move here to Tampa Bay. We now consider this home and have raised our three children here.
If you are looking for a home in Hillsborough, Pasco or Hernando counties I can help you find your dream home. Carroll wood, New Tampa, Lutz, Land o Lakes, Brooksville, Springhill, Brandon and South Tampa. All these cities and everything in-between. Together we can figure out the best area that will suit you and you family and friends. Need to know which way the growth is going? How about the least expensive area to buy acreage? Where can you have horses, cattle, goats?

I will be glad to answer your entire question and give you my professional help. Do you need to know what areas are growing the fastest, Which subdivisions are gated and offer exclusive home sites? Are you looking for the right builder but have no idea what they offer in both price and quality? How about restrictions on horses or farm animals? A home is a big decision and your entire family depends that the best one be selected. I will listen more than I will talk, so I can make sure that I am finding the right house for you to call home.
You will find I think outside the box, I am sincere and will look out for your best interest not mine. Referrals? I'll give you my mom's number and she will tell you I am a good son. Instead I will show you my database and you can choose any names you wish. They are all my clients and I consider 99% of them friends. I have lived in Lutz with my family for over 32 years and know the entire Pasco area very well. Trinity and New port Richey are very close by as well. I am spoiled as I prefer the north side of Tampa (Lutz area) it is more country like than city yet is close to everything. There are some great bargains out there and you should have no problem finding the right house for you to call home. Take your time and you will be amazed at all the nice subdivisions in and around Tampa. If your still there, Tampa has allot of good schools, I have lived in the North Tampa area (Lutz) for over 30 years and had my 3 children go thru the public school system. All of which I am proud to say have gotten full scholarships. The school does make a difference but more important is the extra work a family will put into their learning. The schools put forth the material and instruction but it is up to the student to learn.
All my children went to Lutz elementary and then Gaither high school. Not the highest rated, but great schools.
My youngest daughter just graduated USF with a degree in Math and made the dean’s list. (She must get all those smarts from her mom) I think most of the schools are good just don't pick one that has a failing grade. This website should help. http://www.greatschools.net/modperl/rankings.pl/fl/ you might have to copy and paste it. You’re not too far from the AFB from the north side of town. I am sure you will enjoy living in Tampa you can also look up all Florida schools from my website if you wish. enjoy Ron

I looked up the home you are interested in and it is still active on the market, it is bank owned and ready to sell. With this said it is my opinion either your offers for the home were unrealistic or you had too many contingencies in the offer. You can find lots of Realtor's in the area who would be more than willing to help you find the true value of this home and help you write an offer the bank will most likely accept. I have had many banks that own homes willing to pay closing and assist with a down payment. (A good lender can set you up with a FHA loan only 3% down payment is needed, if you qualify) You can ask the owner of the home to pay 3% for your closing cost and another 3% towards your down payment. Your out of pocket will be very little this way. This is not uncommon in today’s market. Remember if they do this you are getting the home for 6 % less than the purchase price. You can find many good Realtors who will help you for free, as the seller pays their fees. I would suggest you find one you can trust which is important to have a good relationship with your Realtor.
