What do you guys do with all of the junk faxes you get???

Scratch paper...great idea...but that still leaves the ink cost.

I like the fax police idea, I will check them out. Like I said, I use mongo-fax and a fax server, but the outbound fax still gets hit. The number gets out. What I do is keep all of the junk faxes in a drawer and every day, when I get them I take the stack of 50 or so faxes and send them all to the newest violator ( delayed for 3:00 am) along with a copy of the law and my invoice for the $5000.00 fine payable to my company. I have not collected the fine yet, but one of these days I will.

But when you come into the office and you see 50 pieces of paper on the floor and an invoice for $5000.00. You get the idea really quick.

I have gotten a couple of irate phone calls, and I ask them to have their attorney call me. For some reason he never calls.

This may seem like a crazy move, but I simply got tired of the garbage.

I use Mongo fax and have a fax server at my office, but I also maintain a HP laser fax for my agents who don't like the new fangled contraptions like the magic box....

But because of that fax, I get these junk faxes. Later I will disclose how I got rid of most of the tree killing, ink wasting, crap. It is quite a hoot.

Anyway, I am just wondering if I am alone in this fight.....!!

Would you open a sandwich shop that only serves men with Blue blazers and women with red hair, thereby limiting your demand? The rules of supply and demand dictate that if you as the seller limit your pool of potential buyers, you are limiting your demand.

What you care about is the highest net to seller. If I am willing to buy your lot for 25K more than the other guy, but I want to use my own builder, are you going to refuse to sell the house to me? It simply doesn't make any sense.

As for the REALTOR, you should list with the one who is going to get your lot sold for the highest dollar amount in the shortest time with the lease stress to you. If your current REALTOR is that person, then simply amend the listing agreement before signing. If he/she is not the best...well find the best.

It is your property, you hold the reigns.

Do Open Houses really work?

Read a book
Met potential clients
Polished my shoes
Played games on my laptop
Eaten cookies and donuts
Designed one of my famous spreadsheets
Called clients
Called my mom (I had to have been really bored)
Taken calls from my wife (she must have been bored)
Listened to music
Cursed the advertising dollars (spent on that house)
Cursed the weather
Watched the neighbors (they were BBQing)
Set appointments for other showings
Read more
Eat another donut
Missed my sons B-day
Missed my own B-day
Answered questions about the market
Answered questions about the house down the street
Answered questions about the distance to the Kentucky ?????????
cleaned up a visitors kids throw up
cleaned up the owners dog poop
fixed the vacuum that happened to break on me
Had a few laughs
met a few friends
met a few clients
Fondly reminisced of my old job ( combat zone, nuff said)

but I have never, never sold the house that I was in. Do they work...well, they expose the house to the market, that is what they are intended to do, so yes. Do they sell houses...not in my humble opinion. Do I do them...yes. Why, after that litany of items, because I do what ever I can to expose my clients house.

Sometimes as the broker of the company, I find myself filling in on a canceled agent or assistant who was supposed to hold the house open. (That is how I missed my sons B-day, supporting my staff and agents client)

Sometimes I just want to do it, and sometimes the house warrants it. But I say again, I have never sold the house that I have held open.

If you are a home seller and considering holding your own, then here is a good idea. Call a firm and find a new and eager young Realtor to assist you. Someone who can use the leads that you generate. Have him/her help with signs and cookies / drinks. Because the leads are the best part of the open house and that REALTOR will most likely end up finding another buyer for you. (But make sure you are willing to compensate him/her)
