Hi Arlaina,
Is this in an older downtown neighborhood that has had lots of renovations over the years? I would call city's growth management and see if it has any concerns that need to be addressed, tell them exactly what you are considering, and they will direct you further if need be. - Sun Jul 27 2008, 09:50

Square footage is is important, but it is not an end to all. An appraiser once told me, "its not just a box, it's what's in the box that counts". So, yes you should factor in the auxillary sqft if it is valuable. For example, a workshop, garage or screened porch will likely add value. Are you attracted to this home because of an auxillary amenity? If so, it is likely other buyers would like this amenity too.

Even with the exact same base sqft, one home may be more valuable or 'in demand' because of it's floor plan (ie; master bedroom downstairs instead of up or kitchen in front instead of rear).

And even the same floor plan in the same neighborhood can differ in value (Powerlines running over house? across the street from a park or a street light?).

The formula is part science and part art. Market knowledge of what features and amenities buyer’s want in a home, help determine price and demand. - Sun Jun 1 2008, 07:58

Joanna Schmidtchen answered:
Hi Michelle,
Tallahassee, the states' capital, holds the distinction as having the highest level of education of those in any of Florida's 67 counties with 49.9% of the population with either a Bachelor's, Master's, professional or doctorate degree. Newsweek Magazine's Top 1000 Schools named 4 of Leon County's 5 public high schools in the the top 200 in the United States out of over 10,000 schools. The county is home to two of Florida's major public universities, Florida A&M University and Florida State University. It's population is about 250,000. Large enough to be interesting but small enough to drive from end-to-end in 20 minutes (a bit longer during rush hour, but I adore driving on our canopy roads). And the Real Estate is still reasonable! ;-)

Hi there! I used to live in W. Palm Beach until hurricanes kicked my family out of there! My husband was offered a job in Tallahassee, so we thought we would come here as a temporary stepping stone, until we could move to a more desirable location; but after 6 months, I thought "Why would I want to move anywhere? There is just no better place to raise my family. I love it here!" (of course, a day at the beach, is really, a whole day at the beach now.... not just a ride over the bridge for a swim!) and check out our home values... alot of bang for the buck.. http://www.joannaschmidtchen.com/Search_MLS_Listings/page_16… - Sun Apr 6 2008, 18:43
