The answer to that depends on the type of auxillary square footage you are referring to. For example, the most common auxillary footage is in the garage or carport. It may be ery important to you to have a 2 car versus a 1 car or no garage in which case that auxillary footage becomes more important. Car storage is also somewhat important for resale.

Ultimately though your offer price while taking other comps into consideration should also be based on how right the home is for you and your family. Does the floorplan work? Is it in the perfect location? How's the condition? Your realtor should be able to help you navigate through these questions so your offer will be the right balance and hopefully get accepted.

Are you looking specifically for a detached 2 bedroom home or would a townhome work? You can search all available properties in Tallahassee on http://www.ringtherivers.com and narrow your search to bedrooms and baths. I would suggest the Southeast or Northeast quadrants of town although there are some great neighborhoods in the Northwest as well. considering moving to Tallahassee trying to downsize

There are 3/2 with a garage near Governor's Square mall off Appalachee Parkway that are approx. $170,000. Also, there are some new duplex townhomes with a garage further east on the parkway that are a liitle more. The area is close to downtown and not a student area. I would recommend looking there. Pricing on these condos and townhomes starts below $100,000 all the way up to a luxury penthouse condo downtown for $1,000,000. It all depends on what you're looking for.
