Hello!

I am a partner and Designated Broker of BCI Properties, LLC in Tacoma, Washington
and my wife Emily is a partner, Licensed Agent and Transaction Coordinator.

There are three things we focus on:

1. Real Estate - Residential and commercial sales.
2. Rental Property Management - residential, for our own rentals and for clients.
3. Investments - we invest in from 3-5 houses a year personally and help others do the same.

I was with John L. Scott Realty in an office with 159 agents on Canyon Rd. in Puyallup, 40 miles or so South of Seattle. I got my Broker license while there but NEVER did get any activity with the site that the company provided for me. - I was getting good hits on my own sites however, and I now have opened my own Brokerage and get contacts every week from my websites... but always looking for more quality leads and yes I agree it is a small enough investment if it works in our favor.

As a new Broker, the NWMLS has allowed me my own IDX feed and so I have a fellow coming over today to go over a new website with that search function... I hope it will be a good thing. I am also a webmaster and have built over 100 commercial websites, but I do not develop IDX and sub-contract out all database work. If we can get the web working for us I believe we will have all the business we can handle, its just important to not get scammed or taken for a ride in the process. - I paid $3,490 to a company 9 months ago that just took it and never gave me one lead, details at http://www.reexpert.us about that.... and I also trusted AT&T Yellowpages and signed a one year contract with them about 10 months ago for $350 a month... NO ONE LEAD. So, since I can build webs I put up http://www.att-yellowpages.us in an effort to warn others. - Guess you can say that I am now just a bit gun shy, but I am a risk taker.

Wow.., lots of great responses. Some agents who responded have lived in California, even the Bay Area and others still have some good advice. Its all good..., depending on perspective of course. My wife and I also came from the Bay Area, she worked in SF and I worked in Berkley. We commuted from Vallejo. I am a now a Real Estate Broker with my own Brokerage just South of Seattle in a bedroom community where people commute to the Seattle area. We chose this area to raise our children in due to the schools, lower taxes in Pierce County as compared to King County and overall growth of the area.

Not to go over what others have already stated.., but it is greener here and more to do. I am sad that someone put a thumbs down on the agent who suggested that you may want to rent first.... then after getting a feel for the area you may perhaps make a wiser decision on where to live. There is a lot to consider and a purchase is a rather large investment that will lock you into an area for some time, normally. That being said, there are also some great purchase opportunities here right now as in other parts of the country since its a Buyers Market.

I have personally sold 52 homes in 06/07 and also am a partner in a property management company with rental homes, many are flexible with terms and rates.

Washington State still has a fairly good economy in terms of housing, as compared to some states, however the market is still a buyers market and sellers who are motivated and really need to sell must judge how long to wait depending on their own particular need IMHO.

In general when I list a home for sale I ask the owner to allow 2-4 weeks to judge what the reaction of the public and other agents are, in terms of traffic to our monitored sites, showings and feedback. If our feedback suggests that the price is too high, its best to confront it as soon as possible if the seller is serious about selling. Some sellers simply cannot or will not go lower and either end up loosing their homes... or the smart ones will rent out the home rather than loose it. Renting with a Professional Property Management company can in some cases save the day for the owner, who may not have thought of this option.

Overall, waiting too long is not a good thing in general. Best policy is to price right to begin with.

There are LOTS OF REALTORS here... we come to answer questions from Buyers and Sellers. Do you have an Agent? - Its a tough market for sellers, we know, but if you are trying to sell your home on your own as a FSBO (For Sale by Owner) then this is not the place buyers come to see listings. There is a place here on Trulia for listings, this is not it.

Look for a good agent..., negotiate a good deal with them for the marketing and their commission or fee. Then tell them that if your property does not sell, you do realize that they will not get paid a fee nor get their money back for their time and cost of marketing but.... you will appreciate their efforts. - hummmm sounds good to me. ;-)

- By the way, did you know that most buyers want professional help and advice when making such a large financial move to purchase property? - Estimates from the association of Realtors place buyers not represented by a buyers agent to be only 4-6% of all buyers. So, the buyer for your property is probably with an agent right now.... looking at other properties, if you are not listed.

If you do have an agent and just wish to do more to sell your home, look for areas online to actually list your property... and always be sure to include the MLS # as agents will need this to refer to.

It looks like a feeding frenzy with out of the area agents waving their hands in the air "Pick Me!"..., but I suppose that that there are a lot of Agents who need the business and spend lots of time online searching for leads and whatever business they can find... me too sometimes. Right now I get from 4-7 good leads a day off the Internet. One thing that always makes me wonder though is how an Agent who is perhaps 40 miles away can say they know very much about the Tacoma market...really. Even the Gig Harbor Agents now need to pay a toll on the new bridge and jump into that territory.

Guess its ok, but if what happens if they need to show homes day after day? Will they handle it well? Its been my experience that many will not. - btw, This would have been a good post for the Agent-2-Agent section.

I don't know Don Dutton personally, but I like his posts and he has been around the Tacoma area a long time... longer than I have. I personally work with Ft. Lewis and McChord with their online Relocation services and place a lot of Military personnel. We assist with shipping, moving and utility needs too. -

As for local info for your people..., there are jobs here and certain areas boast better schools than others plus there are a couple bedroom communities that appear to be more desirable than others. There are certainly some areas that may not be best for your friends to move into.... but most Agents will not post that kind of possibly discriminating information on a Public forum...right?

Home prices can be from $136,000 for a 2 bedroom average home in an average area, to $249,000 for a fairly nice 3 bed, 2 bath home in an average neighborhood. Upscale areas can demand upwards of $289,000 to $349,000 or more for 3 bed/2bath homes. --- One good option may be to rent until they get to know the area better..., even 3-6 months.

Now be nice all you out of area Agents who posted for Tacoma business, and don't give me too many thumbs down. - oh go ahead if you must. - hehehe ;-)
