Price could be too high or even too low sometimes causes a time when it will not sell. How about some kind of incentive, such as you will pay the closing cost, or you will pay the first payments... or just something to set your home apart. If it is listed ask the agent for feedback. If you rent it you can deduct the expenses but it is difficult to maintain the home as you might like it with renters. some times people do a rent option but unless it is a really good option where you are protected the individuals will just walk. . You are an absentee landlord and the property managers do not work free and often request repairs that you would handle differently were you there.... if you do rent it make the renter get a background check and a credit report, pay for it and present it to you. If you sell your house as a FSBO you have no way of accurately find out who is coming to see it or get their addresses. A buyer will immediately discount your price by the amount of the realto commission in your area and both sides at that I would say a minimum of 5%. You will not have the correct forms which are created to avoid problems with the sale. Who will hold the earnest monies.? I would contact a realtor and have realsitic expectations. After all your time is worth something... I am a realtor and today I would not try to FSBO it ...
