Having been born and raised here in silicon valley (Sunnyvale) I have seen the market way up and slide dramatically back down in some areas. My take on all of this downturn is all over the map. It depends on where you want to live. Do you all remember, you can not create more land. The peninsula is a great place to live. Always has been and always will be. I am sorry, but we have not been hit like the rest of the United States has. Why? Because this is where job growth has been stable. This is where the people with the most money, live. Those of us who live in the bay area are lucky. This is the best place to live, the best place to work. The weather is incredible. Everyone wants to live in this great place. That is never going to stop. Right now if you want to live in Palo Alto buy a home and live in it and forget about this downturn. I am telling you it will turn around. Just don't buy in an area that is having a lot of foreclosures and you'll be fine. This downturn has crushed some areas but others have only seen minor drops in value. You have to remember this area has grown at double digits for quite a while. It had to cool off some. When will this all get better, soon enough and when it does turn around, you will regret you did not take advantage of this great time to purchase. So get off the dang fence and go make a great purchase on the home you've always wanted. Just make sure you can afford it.

Banks are not into loosing money. But they don't like to hold on to them either . You can submit the offer and it will sit on their desk for a while........and if no one else offers you may just get the home for 15k less that what they paid. But don't be in a hurry because the bank will wait for a higher offer. - Sat Aug 9 2008, 18:57
This is fraud and the 2nd lien holder did not do their due dilegence. You may offer them a small amount and say sorry. That is if there is any money left over. However the second lein holder will initially go after the property. And you may have to prove the last owner lied to them and tell them to check your documents showing you are in first position and they may just go away. But may try and say you new about this and didn't disclose it to them. There could be some issues. They need to be informed of the fraud by the last owner and they should go directly after him. I would consult a attorney to know exactly where you stand. I would like to tell you forget about it but there may be something in the law that states even if they were lied to they still had title in your property. Call the police department and ask for a crime report for that area.

Working the numbers in investment properties is very important to know. Does it make sense to purchase or should you keep looking for that special investment. Of course I can handle all transactions. Most importantly I love spending quality time with my family. We have a lake home and love just hanging out at the lake. I enjoy working out, weight lifting, golfing, boating, sking and yes I enjoy doing nothing sometimes having A ice cold beer and sitin in the Sun with a good book.
