"I have purchased four new homes in my life, and never has my home buying experience been better than it was when Wai See was my buying agent. I went to view one of her listings during the Holidays of 2003. I needed to buy fast as I had already sold my home and had to move out fast. When I didn't like that property, Wai See asked me what I was looking for. To my surprise, two days later I got an email from her in the middle of the night telling me she found what I was looking for. She wanted to show me the property the next day-- that was Christmas day! Wai See took me to the place in the pouring down rain, and she was right-- it was the perfect place for me. She had really listened to the details of what I was looking for rather than trying to push me into something she had to sell or something that cost more. We made the offer that day.
All the way through to closure of escrow, Wai See was great. I was amazed at her organization in making sure everything was done accurately and timely from both the seller's side and our buying side. "Good real estate agents are hard to find, particularly agents who really work for their dime. Wai See is so totally committed to helping you through your real estate transaction, whether it's buying or selling your home, she'll be there with you every single step of the way. Sounds like a tag-line, but she's excellent!
Wai See helped us find our first home; she even helped us find a mortgage lender (there was nothing in it for her from the lender), and she was there for us emotionally as well as we approached our way into the home owners realm. During the time of finding a house, she made sure we were up to date with the current listings. At no point in this transaction did we ever feel abandoned or ignored. It took us some time to find a home because let's face it, you can't expect the perfect house to come on the market at the time you're looking. So patiently Wai See kept finding listings after listings until she found the right one.
When we sold our first home after 6 years, she meticulously went through the home and made suggestions as to what needed to be fixed before we were to put our home on the market. She also had a list of people to use to do the necessary updates/fixes; the people were reasonably priced and their work was well done. When our house was put on the market for less than a week, we had more than 10 offers. All the time our house was in the process to be sold, Wai See always made sure we were on the same page as her. Broken communication is nonexistent with her and yet she's not a pest about it either. She just calls and tells you what is going on and/or emails you and you get a good feeling that things are moving along smoothly, and they most certainly do!
Staying true to our word, we had Wai See help us find our current home and like always she made the transaction move smoothly even though we were buying a house from a seller who had lived in it for a long time and was going through seller's remorse. Poor Wai See had to interface with this family, but she's the utmost professional and handled it better than any lawyer could.
So the bottom line is I highly recommend Wai See, and I will ask her to help us when we decide to move again! (P.S. Don't get thrown by her first name, English is her native language and Chinese is secondary.)"

You're asking Realtors to basically work for free; There are many costs involve in selling your home, not to mention their time. In the long run if you do find an agent that will work for free, you only get what you paid for......
Why don't you get your own real estate license and you can sell your home yourself and see the pain and agony we go through. Or better yet, tell your boss you really only want to work for $25,000 rather then the $150,000 annual salary. Can you survive on this income living in Silicon Valley? Why do you think we should work for free? I hope you get my point :)

I have worked for builders for the last 5 yrs. so I know how to negotiate the best price and terms for you. Depending on your price-budget, most builders have a lot to offer. Don't feel too bad about offering a lower price because they want to sell and you-the buyer wants to purchase. What you are paying for is location, location, location AKA Cupertino School District. These homes are in the Sunnyvale 94087 zip code has excellent elementary and middle school. Louis E. Stocklmeir Elementary School-API score 945 (2007 Growth) 930 (2006 Base). Cupertino Middle School-API score 899 (2007 Growth) 904 (2006 Base). Both schools are ranked 10 out of 10. If you don't have kids that needs the excellent schools, then it's good for resale value. Purchasing a home with excellent schools will always hold it's value better then not having good schools at all-You get bragging right :)
784 Danforth Terrace is 31 yrs old; the HOA fees is $325 per month (according to the MLS) Carlisle Way HOA is $275 which includes water, among many other items; make sure you find out how much the HOA fees are where ever you decide to purchase your home. - Tue May 27 2008, 22:08
