About Me
Hello I'm Chris Lukens and thank you for stopping by my website.
I have been selling homes for ERA Kraus Real Estate for the past 7 years.
Chris Lukens has been part of ERA Kraus & The Lukens Home Team since 2001. Chris comes to the team with a full background in construction and rental management. Chris wanted to know real estate from the ground up, and all that must go into building a structure, maintaining it and managing it, and selling and buying it. He has worked in the trades doing concrete, heating, building restoration,
installation of wood and ceramic flooring and has managed as many as 400 rental units at a time. In 2004 Chris Lukens produced over $4,000,000 in sales across south central Wisconsin.
Currently, while selling real estate, he also runs his own flooring installation business and is a partner in a pet setting business named "Your Local Pet Sitter's. The answer for your question lays with you the owner & your builder. The cost per Square ft is based on land cost, building material, and builder profit. The more features and up graded features will also play into your decision.

How do I find the property that I saw while driving in town?

How to find the property you just drove by. My answer would tell you to write down the address and either call your real estate agent, or you can go to http://www.chrislukenshomes.com and you can look up your property information here directly through our local MLS listings. The other option could be to stop by the home and look for the flyer with your home information. Should I wait to buy a home? Will interest rates be lowered soon?

You bring up a great question. The answer with interest rates is yet to be answered. The Word in the lending business is yes they will take a small dip. Especially when the FEDs meet again here soon. The expectation is that the feds will lower the prime rate by .25%. This is the expectation.

Your other question on should I buy a home now. I would say yes, now is the time to purchase while it is still a buyers market. Sellers are taking some low offers currently. Now is your chance to get a get deal on a home with amazing features for a reduced price. I would move forward with looking at your next purchase. Call me to get help. I would tend to look at what the global market is doing with oil, what the current inflation rate is doing, what the feds are doing with interest rates, and last I would look at what area you are in and what is happing with the local job market. Madison is still a strong source for great properties with great value. The city and surrounding communities have continued to see a strong growth with the population, new schools and plenty of housing. The city life is what so many enjoy about Madison. The property market is showing a consistent steady growth. The job sector for Madison and surrounding communities is great. With many options, and strong industries that are new and on the up.
