23 years actively selling and listing real estate - specializing in 55+ communities as well as 1st time homebuyers and relocations - Resale properties and New Construction. The time 2 buy is now - the Tampa Bay area (according to Forbes) should reach the lowest point of the "v" by the end of 2007 and in January 2008 is expected to start accelerating again. As the current inventory is diminished, the "good buys" are going away.

Chad, The title company or closing lawyer will use the 2007 tax basis of the property in giving a credit to the buyer for the pro-rated time that you have owned the property for the 2008 tax year, unless your real estate contract dictates to the contrary. As of the closing, the buyer becomes liable for the payment of the taxe for the 2008 tax year. At the same time, it is customary to have the buyer and seller sign an affidavit that they agree to re-pro rate the taxes and the party that is owed money will be compensated by the other party - whether it be the buyer or seller. There are 10 photos currently displaying in the MLS of your property. With so many homes for sale, consumers and agents are choosing to show the most eye-appealing listings first. As an agent on the selling side and with the choices available, it only makes sense for me to show those first. Today, more than ever, listing agents have to be sucessful marketers of properties - is your listing being displayed in all of the free websites that are so often mentioned in the media, does your flyer box have attractive brochures about the community as well as the house, etc. You have decluttered your house but has it lost its "personality". - Tue May 27 2008, 04:45
Old Carrollwood is a beautiful area - I lived there 15 years ago and many days wish I had not relocated. I see that there are 2 home for sale on your street with yours just recently being lowered to $239K. There have only been 2 homes that have sold in the last 14 months on your street. The most recent sale you may want to discuss with your agent. It might be helpful to add some color - bright flowers - to the front landscaping - giving a warm (other than the weather) and homey feeling. Also, I would replace the front pictures with ones that are not so dark and shadowy, the Family room needs the curtains straightened up or placed so that they don't appear dishelved, the guest bedroom needs the bed made with the bedspread not turned back and the back yard needs a homey picture of the swing without the sun spot.
