I originally moved to Park City in 1999 to take a full time job riding and training show horses. I quickly became intrigued by the real estate market in Park City and the surrounding areas, and obtained both my Real Estate, and Mortgage Loan Officer license at that time. I quickly discovered that my passion within the industry was as a REALTOR, I truly enjoy helping people find their dream home. Hi Nancy,

There is a high water table in Silver Creek, and many of the houses DO have water in the crawl spaces. It is pretty much a given that you will have to deal with water. However, a lot of houses have pumps, etc. that take care of the problem for you automatically without you having to do much of anything except check on it once in awhile.

The bank can require that the listing agent have all offers pre-qualified through whatever lender they want, they can not, however, force you to get your financing through any particular lender. You should have a buyer's agent help you with this, it's free to you, and that way you have someone looking out for YOUR interests instead of the bank's.

Banks want guaranteed offers, not offers with a lot of contingencies, ESPECIALLY not contingencies on someone else selling in this market. If you are capable of getting the loan for both homes, that would be your best option. Otherwise, you will probably have to wait until your home sells, or is at least under contract, to make a move on a REO property. Good luck! - Wed Jun 4 2008, 09:37

I am sorry.. But that has to be the most ridiculous thing I have ever heard. I understand the price of gas is high... And as a self-employed person... The agent has the right to impose whatever policies he or she wants in his or her own business.. But his/her fiduciary duty to you as a buyers agent is to look out for YOUR best interest... And imposing a limit on the number of houses you can see is definitely not doing that. I hope you didn't sign a buyer broker agreement with this person yet, and can find a new agent who is willing to really look out for you. If you buy a house for 240k... This agent stands to make well over $6000... And if he or she is not willing to invest a few hundred bucks in gas into helping you find the RIGHT home... You should find someone who will. I understand the cost of gas is very high and only going up, but that is part of the cost of doing business in this industry. - Sat May 24 2008, 19:15

I'd say probably East Millcreek, the Sandy Area, or possibly Draper. It's hard to say though with as little information as I have - Other than good schools, what else is important to you? Do you need to be close to the downtown SLC area? What is your price range? What do you require for beds/baths, square footage, etc?

Interests
Although I don't get a chance to ride as often as I would like, Horses are still one of the loves in my life. I have also been training, teaching, and competing in Karate for about 15 years.

In the summer you can find me early in the mornings out wake boarding, water skiing, and most recently, Land-locking (surfing behind a boat) on one of the lakes near Park City. In the winter- I spend every free day I get skiing one of Park City's awesome resorts!
