HOW AND WHERE DO I GET A BUYERS AGENT?

For a buyer's agent, go to http://www.rebac.net. They list certified agents who specialize in buyer agency. The Real Estate Buyers Agent Council, inc. was founded in 1988 to promote superior skills and services with regard to buyer representation. Agents wishing to obtain the ABR designation must complete training, exams and certification. Is it rocket science? No, but there are definate ways that buyer agency will help you. An agent is either working for you or working for the seller. As far as compensation goes, know how much it is and where it is coming from.

I have completed the ABR course , etc. and can represent buyers as their agent. From my perspective, it's great being able to say to my client that I work hard for them and no one else! Hey, homeowners have agents for for them, shouldn't buyers have someone in their corner too? In every closed transaction so far, the homeowner paid my commission stipulated in his listing contract with his listing agent. - Thu Jun 26 2008, 09:34

Both answers are right on the mark. As Gery says, go to the rebac site. They list real estate professionals who have gone through training, exams, and certification to become an "Accredited Buyer Representative. From that list, find some local agents and sit down with 2 or 3 and see if you cam make a connection as Ray says. - Thu Jun 26 2008, 09:18

I always recommend to my clients that they have an inspection done - even on a condo. Know what? The inspections have almost always found issues. Usually minor ones and some, very large. This has also been true of new construction homes that I have sold.. Hey, for the peace of mind in purchasing such a large investment, have the inspection done by a qualified, licensed engineer. Ask if they have any promotional coupons or discounts available. - Thu Jun 26 2008, 09:01

Lori gave you a great answer to a good question. Just how bad is the roof? Does it leak into the home, or is it in danger of allowing that soon. If it is actually leaking water into the home, many homeowners will agree to take care of that. After all, in most cases a home is being sold as habitable unless otherwise stipulated that it is being sold "as is". So if they won't agree to split the cost on replacement of the roof, they may agree to something less given the severity of the roof. Best of luck! - Thu Jun 26 2008, 08:44
