Dear E,

There are so many 'cheap land' opportunities now because developers can not get the financing to go thru with building on that lot. I, myself, am involved in a situation where I lent money to a builder on a vacant lot. After the builder did the topography, geological and arechitectural reports, he was not able to secure a construction loan. So now, I, along with several investors are stuck with a vacant lot that is now in the Foreclosure process.

Were you reprensented by a Realtor? If you were, there must be some contract, agreement etc... to specify the terms and conditions of the sale which will include the details of your deposit.

The banks are swamped with short sale files on their desk and they are under staffed. Ask your agent to call every day or at least send an email -try to find out if there is anything missing from the file that you can provide to expedite.

$1200 would be on the high end and if you advertise a more reasonable rent you would be more likely to find a tenant that would stay more than a year. Thus, you will avoid the hassle of advertising, interviewing, checking credit etc... when the short term tenant decides he's found something better.

The seller may have other encumbrances on the property. Make sure to check with a title company before writing an offer since there could be other liens in addition to the bank loans.

Interests
I am an avid knitter, create my own designs combining crochet and felting to my pieces. I have collected knitting books and magazines for many years that I enjoy reading. I find knitting to be very relaxing and peaceful, like Yoga.

I enjoy gardening, love tomatoes & herbs, fruit trees and house plants. I also participate in animal rescue and have personally adopted two dogs that were quite ill and neglected by their previous owners. Max & Justine are doing great now and we enjoy taking nature hikes in Fryman park and other Studio City and Valley Village parks and walking trails.
