Lisa sells residential real estate in the Pocono Mountains of Northeastern PA, and is the creator & lead author of The Poconos Real Estate Blog. She is also a contributing writer at Agent Genius Magazine, a national real estate opinion column. Being a strong believer in community participation, she currently serves as President of a 1700 home Property Owners' Association and Secretary of the Board of the local REALTOR Association for 2009. Lisa began working for a small independent real estate company in 1987, gaining experience in administration, marketing, client service & technology before working her way to Pennsylvania licensure in 1992. She later honed her skills by working for a large building company and a large real estate franchise. In 1997, Lisa joined Bob Hay at a real estate company in the Poconos and remained there until the opening of BOBHAY.COM, REALTORS in 2002. There are always homes in Pocono Pines available, because there are a few large communities there and turnover is in the normal range. There are lots of different sources of information out there on the internet, and some of them may be more reliable and accurate than others. I just did a quick search in the MLS (the real estate agent database where we share our listings) and found that there are 136 residential home listings for sale, ranging in price from $54,900 to $2.25 million. There are stone homes in many different areas here in the Poconos. You will probably want to look in some of the more rural areas, as they tend to have the older stone homes 'with character'. Price, Paradise & Barrett Townships might have some things, which would include the Canadensis, Mountainhome areas. There are lots of areas which may have stone homes, so I suggest narrowing it down a bit by price and general vicinity to start. Your choices will range from modest ranches, to farm house style, to more upscale historic cottage-y homes. Of course prices can very greatly too.
I understand that buyers like to do much of their research on their home when they are in the preliminary stages of looking, so I offer a service which is ideal for this: A customized web portal can be set up, specifying criteria of homes (stone homes between $x and $y, for example). This portal allows you to know when new listings come on the market that meet your criteria, and also allows you to mark listings as 'interested' 'rejected' etc, in order for you to keep track in preparation for a future visit to see some properties.

I cannot tell you how long it takes or if taking the bus is better. I can tell you that you are wise to be asking questions like this before you move. Many people move here and don't do their homework first (yes, believe it or not!) and then find themselves in situations they don't want to be in. The best resource I know for people considering a commute from the Poconos is Pocono Commuter Club.

Tony: Mount Pocono is not different than any other area of the Monroe County Poconos-the number of sales occurring is low, and those that ARE selling are either foreclosure sales or extremely motivated sellers who are doing what it takes to move. Having the home sparkling clean and in proper showing condition is key. Thorough & targeted marketing with attractive photos is also critical. Additionally and most importantly, price it right - right in this market means lower than the competition. If you get the combination right of these three things, your chances of selling are better.
So, if you HAVE to sell, be prepared to be an aggressive partner with your agent. If you don't have to sell, perhaps waiting until the market stabilizes is in your best interest.
