About Me
The Gabriel Agency has been providing personalized real estate services since 1942. We predominantly represent sellers and buyers in Fairfield and New Haven Counties. Ted is a REALTOR® in our office. He has been married to Dawn, for 39 years. He graduated from the University of Pennsylvania with a BS in economics From the Wharton School of finance and received an MBA from the University of New Haven. Formerly, he was a Regional Vice President of sales and service for a Fortune 500 company. That experience has served him well in developing an understanding of customer needs, as well as in depth knowledge of contracts and negotiations.

After leaving the corporate world Ted fulfilled a long time ambition and started his own handyman business, Yes Dear Home Services. His work in that area served as the catalyst for becoming involved in real estate. His understanding of home improvement is a valuable asset when guiding the buying and selling decisions of clients.

Before you buy anything do your homework. Check out the records at your town or city hall and make certain you understand what you will be liable for if you do purchase it. That said, you can wait for an auction, which the majority of time does not happen, or you can contact the "committee" and submit an offer. The committee is usually an attorney handling the foreclosure. Probably the most successful way is to contact the owner directly and make an offer. This isn't always possible for any number of reasons, but it is the most direct, especially if you have advanced knowledge of impending foreclosures. One final point. don't expect to buy a house for a rediculous price that many books promise. It just doesn't happen as they depict. But if you plan on living in the house you buy (vs flipping it) you can get a nice discount. Foreclosure laws vary by state. Check on yours. - Tue Jan 22 2008, 08:33

what are the best places to live in stratford?

Cynthia: I lived in Stratford for about 30 years. It's not a huge metropolis and all major highways, 95, 15, 8, & 25 are no more than 5-10 minutes away, no matter where you live. Lordship is beautiful but you might overpay because of the "water" views. Main Street-Putney is one of the nicer areas and is located in the north end. It has a blend of historical and new properties. You can get a larger house on a generous sized lot. Oronoque is also very nice and has a variety of newer generation houses on acre lots. I would also recommend you look at houses on the side streets off Huntington Road. There are some very good neighborhoods, reasonably priced ranches, colonials and capes, and many within walking distance to very good schools. Have fun. If you are a buyer and have your sights on an older home, negotiate with the listing agent to put a warranty on the home. You can get great ones for around $300 that cover the seller and then transfer to the buyer on closing. Who pays depends on how anxious everyone is to close a deal. can a house be purchased for under $500?

The contract is between the Listing broker and the Selling broker. Assuming the seller had representation, there is generally a clause in the listing agreement that protects the Listing broker for a stipulated amount of time once the agreement expires. This varies from state to state. As others have pointed out in their answers, the seller could very well be liable if your deal with the seller falls within the protected time frame. The poor agent who did a lot of work for you, I think, is up the creek unless you let your conscience be your guide, or the listing agent is in the holiday spirit and splits the commission, with no legal obligation to have to do so, absent a Buyers' Agency Agreement with you. - Wed Dec 12 2007, 11:34
