After all the documents were signed, you made sure that I knew how to contact the association, and get all of the minor “moving in” details taken care of. Stacia, you and Ben were the best and it was really just dumb luck that we found out about you. From finding the home we wanted, negotiating the right price, and finally buying it; you guys made the whole experience very stress-free and easy. I cannot tell you how thankful we are, and how glad that you were our agent."

how do i obtain a copy of my diploma from may 1995?

Hi Susan,
Not ALL bank owned homes are completely beat up, but you are right the majority are. Some people got into adjustable rate loans and suddenly couldn't afford their payments. Others just shouldn't have ever owned a home - it's as simple as that. They can't afford the payments so they just let the home deteriorate. In a few extreme cases they get really upset with the lender for taking back the home and get in the mindset of "If I can't have it nobody can." I've seen a few with missing furnaces or mold everywhere because they plugged up the sink, turned on the faucet and walked out the door. Now that is a beat up home.

As far as the price goes I guess it's all relevant. You can search for homes online and find many listings currently for under $25,000. It all depends on exactly what area you're searching in. Hope this helps you out. - Sat Nov 8 2008, 19:14

Hi Deb,
Cameron has a good point - this question shows up in Minnesota so we won't be able to help you much. However, as an appraiser I would suggest that you look into having that done. Typically the cost is around $300 - $350.

You might also want to check the County tax statement, which you may be able to view online. Here in Minnesota many Counties specify what the tax assessed value is for land and then a separate value for improvements (home, out buildings, etc)

Is it bad to hire 2 real estate agents when buying house?

I think more people end up in a situation like yours. If you are unhappy with the current agent you have then talk to them about resolving the issue (however you would like to do that is up to you). Working with friends and family can be complex at times because of the prior friendships that exist. Hopefully they will understand that you only want what's best for you and will agree with your decision.
