I consider myself a Real Estate and Mortgage Consultant.
This is because I truly believe in guiding my clients toward what is really best for them now and in the future.

Extensive training in buyers agency.
Extensive training and innovation of internet marketing of listings.
Expirence in financial Real Estate marketing.

Knowledge of construction loan and land purchases.
I have special programs for builders.
Financial Side
Extensive training and study on credit scoring and credit repair.
Mortgage / Retirement planning.
Expirenced with government loans (FHA, VA, Rural Housing)

I enjoy golf, riding my Harley, working on antique cars, and John Deere tractors.

There are a lot of good answers to your question already, however we would need more information from you.
My best advice at this point would be to make sure the real estate professional you are working with is very familiar with the foreclosure process as well as short sales.
It`s a very confusing process, and not many agents REALLY know their stuff.

It will typically add $3000 + on up, depending on many factors, age, location, ect.
Generally, it`s much harder to sell a home with no garage at all.

Of course I`m partial, but Southwest Michigan has a lot to offer.
Hugging Lake Michigan shoreline we have great beaches, inland lakes, rivers, wineries, golf, and just some real scenic country. Primarily rural.

Hopefully you are approved for an FHA 203k (rehab loan), when working with REOs.
Many banks I have worked with will not even respond to an offer with ANY contingencies, and many will not respond to goverment backed loan programs unless it`s rehab because they don`t want to deal with passing inspections or instituting repairs.
