I was entrusted in advising the Bloomberg administration on various aspects of Staten Island's real estate environment, including its impacts on quality of life, city infrastructure, aesthetic quality and it's overall economic impact. Additionally, I was involved in very local issues involving real estate, two of which garnered major editorials in the Staten Island Advance ( Keyspan's Clifton toxic site remediation, , Tottenville landmarks).
In 2004, I was appointed along with 15 other individuals by New York City's Mayor Michael R. Bloomberg as a representative on Staten Island’s Growth Management Task Force. Serving along side top city commissioners, elected officials, and the professional real estate community, the historic taskforce was Staten Island's only major taskforce created by a New York City Mayor to recommend major policy changes effecting real estate and development.
There are many qualities and skills that go into being an excellent real estate professional, integrity, in-depth community and market knowledge, marketing savvy, effective negotiation skills, high-quality professional network, and a track record of success, all of which are hallmarks of my experience.That said, in my experience as a a Staten Island Real Estate professional, I've also found that providing the very best service is essentially about putting my clients first. This means keeping myself accessible, being a good listener as well as a good communicator, and responding quickly to your needs. This "client first" philosophy has always been my approach, and it requires me to continually improve my skills and ways of doing business. In addition, I've found that the latest technologies are enabling me to do everything I've always done, only much more quickly and effectively. to answer question not every home is listed in MLS, exclusive listings can be part of a particular brokers inventory. Yes, a home can close in a week, while not common at all, if the buyer is purchasing the property all cash ( without financing) provided that all participants can perform the due diligence and deliver a clear title withn that time frame. - Mon Jul 21 2008, 08:34

The appraisal will hold the answer, 20% is a substantial amount for a concession. On the conservative side, because banks are scrutinizing everything, it going to be a stretch from a traditional lender. There are some creative ways of working a commercial transaction, they should be explored.

Hi Nancy,i t's really unethical for any Realtor to give you advice like that. If the home is 584,000 that's in fact what there asking you to pay. If you feel you feel you like the home, and it's not what you want to pay, you can in fact make an offer for what you are willing to pay. However, like Robert said, if you work with a buyer agent they can guide you, as to what you may want to offer. - Tue Apr 29 2008, 16:57
No their is not, at least not yet. When the U.S. Senate bill gets passed, in the form that they intend it , it will likely provide a tax credit. However, that remains to be seen - Wed Apr 9 2008, 17:22
