About Me
I have been a life-long resident of Pennsylvania, born and raised in the Greater Philadelphia region. I grew up in Upper Darby, minutes from Center City. My acceptance to Penn State University is what brought me to State College. Before I visited Penn State, my concern was that the majority of my entertainment would be provided through livestock, in particular, the tipping of the cow variety. Thankfully, this assumption proved to be wrong. I am grateful for my own sake and the sake of innocent bovine. I really enjoy what this area has to offer – beautiful landscapes and many trails for hiking, biking, and running. In addition to the nature scene, I really enjoy the Downtown District which has many unique restaurants and boutiques. The neighboring towns such as Boalsburg, Lemont and Bellefonte all have great history and something unique to offer! Some of my favorite places to eat are Spat’s Café, Duffy’s Tavern, India Pavilion, and Meyer Dairy.

Shortly after obtaining my Bachelor of Fine Arts degree in Ceramics, I became very interested in the business field. I always knew Real Estate to be a great investment and decided I wanted to learn more about the trade. So I took classes at Polley Associates and within four months I earned my Real Estate License. I joined Shirley Hsi at RE/MAX Centre Realty in June 2006 and am currently working under her direction as a Buyer’s Agent.

In less than one year in business, I have sold over $1.5 million worth of Real Estate in Centre County. I really enjoy working in this business and I look forward to working with you – whether you are buying or selling! "It was a Sunday afternoon when I first met Nina Chen. She was having an Open House in my neighborhood and I happened to walk in. I was not really serious about buying, but I did like to go to any Open House I happened to come across. I guess my biggest problem was that I just really did not know how to begin, nor did I have the confidence to take the first step. I guess, all I needed was a little encouragement, and Nina knew exactly what to do. We first made an appointment to meet at her office for that Wednesday so that I could talk to someone about how much of a mortgage I could realistically afford. Following that, Nina and I then scheduled time for that Sunday to look at different properties. She was aware of the fact that I was more looking than anything else, but she was still willing to take the time and effort to show me around. She had e-mailed me some of the places that were in my price range so that I could get a feel for what we would be looking at. Since this was my first time looking at properties with a real estate agent, I had plenty of questions ranging from the different types of houses themselves to some of the things I needed to be aware of as a potential buyer. Nina was able to answer each and every question without hesitation. We looked at townhomes, fixer-uppers, ranches, split-levels, all around the State College Area. I did not realize that this was going to take all of the morning and a good part of the afternoon; we were out for close to six hours. Nevertheless, the most important question I had was, “Could we see that house in Boalsburg again?” She looked at me directly and asked, “Are you sure?” I mean, we were already on our way back to her office, and I am sure both of us were more than just a little tired. She made her phone call, and we were able to go directly there. Less than a week later, and a lot of discussions in between, Nina made my first offer; the next day and a couple more counter offers, it was accepted. I was in a state of shock. Exactly six weeks from our first meeting in her office, I was a homeowner, and I can say without a shadow of a doubt that it was due to the diligence, expertise, and guidance of my real estate agent. In addition, she was even responsible for finding the people who eventually took over my lease. I would like to add that Nina has continued to be available to answer my questions. "I recently bought a house with the help of Nina Chen. Since it was my first house, I was unsure of many things, and Nina made the process seem so easy. She was very informative and knowledgeable. She kept me up-to-date with everything coming and going on the market. She accommodated her schedule to help me and was willing to meet in the evenings or week-ends. She gave me her office number, cell phone number, and her e-mail, so she was always in reach. After making a decision, Nina helped me with all the negotiations and kept in contact with the seller’s agent and myself. She had a list of home inspectors, radon testing contractors, and pest control companies, along with many others. She made it seem like a fairly simple step-by-step process of buying a house. "When we first met Nina, we had only just started to think about buying a house. She listened to our list of priorities and quickly figured out exactly what we were looking for in a home. We looked at a number of places, and when we needed a contractor estimate, Nina recommended one who ended up remodeling the bathroom in our new house. I've read through the standard PAR sales agreement and have not come across anything that states that the buyer has any right to compensation, other than the earnest deposit back. However, it is best to consult an attorney to find out your rights. I've had a buyer request for compensation in the contract that if the seller were to cancel the agreement, the seller would pay the buyer x amount (equal to earnest deposit). However, it is rare for a seller to do this. If you were to hire an attorney, it may cost you more than what you are actually going to be compensated in the items above. If you don't want to go through an attorney, perhaps you can speak with the agents who handled the case (if there were any) and see if you & seller can come to a mutual agreement or if there are other options that may be available. - Mon Apr 14 2008, 19:21

how do i sell a property without a deed?

Yes, as Henry said a copy will be available for you at your local courthouse. If you hire an attorney to prepare a deed for the future owner, the attorney may be able to obtain a copy for you as well. In order to sell your property - a new deed reflecting the new owner's name (signed by seller) needs to be furnished to the buyer at closing. - Mon Apr 14 2008, 19:08

If you are referring to the State College Area market, the $350,000+ market saw a noticeable drop off in activity for the majority of 2007. Currently, in the $600,000 in State College, there are 39 active listings, 5 Pending and 6 Closed Listings (Year to Date).

A house that is in foreclosure doesn't necessarily mean it is bank-owned (yet). The difference between a regular house on the market and a foreclosure is that the foreclosure is one in which the seller has defaulted or stopped making mortgage payments. After a few missed payments, the bank will enter into a process called foreclosure in which they will take ownership of the property because the borrower did not make the payments as agreed upon. The foreclosure process can take months and depending upon which stage of foreclosure the property is in, name on the deed may still be the owner or the bank. Most of the advertised homes that are for sale called "foreclosed" have already been deed back to the bank, therefore are bank owned. Typically, foreclosed homes are cheaper because there may be repairs that need to be done, etc. If it is your first time buying a house and you are considering buying a foreclosure, it is best to receive advice from a local REALTOR who works frequently with foreclosures because there are many things to be aware of when purchasing. - Sun Mar 23 2008, 18:01

For the standard agreement of sale, there is a clause that states when seller's written response should be. However, when there are multiple bids on the table, it may cause a delay because the seller may wait until they have received all offers before they respond.
