About Starkville....

Starkville is home to Mississippi State University which gives us many options on types of housing. Because of quick access to our revitalized Main Street area and the University, living in the city limits is a premium. Along Hwy 12 are the grocery stores, restaurant chains, and large retail stores.
Neighborhoods with the quickest access include: Crossgate, Greenoaks, Longmeadow, The Lakes, Pleasant Acres, Academy Place, Sherwood Commons, Sherwood Forest, Greenbriar, Colonial Hills, Timbercove, Country Club Estates, and Huntington Park. Other neighborhoods with easy access to shopping and the university are, South Ridge, Stone Ridge, Heritage Colony, Grand Oaks, Forrest Hills, Oktibbeha Gardens, Plantation Homes, and Steele Plantation. This is a short list of the neighborhoods to choose from. If you prefer to locate on the north side of town (Hwy 182 or North Montgomery, North Jackson, Old West Point Rd, etc.) or a more rural location there are great options I can show you. Use your favorite map website to do an address search or look at the general area to decide what you need to be close to.

How do I know what a house appraises for?

Hey Nicole, This process is really not that hard. The only first time buyer thing I have recently been frustrated with, is their anxiousness to get a low price and not really consider what they are getting for that price. Be sure of the area and the condition/ layout etc. of the house you make an offer on. You have to like it, not your agent, not someone who tells you "it's a good deal". Also, realize if you get a lower than average price or consider an older house, there will be trade-offs such as work needed. Just stay within your means so you can live comfortably once there. You will be a little surprised by extra bills such as property taxes and homeowner's insurance and repairs during your first year or two. Therefore, keep the price well within what you can afford.
Consider school districts and your compatability with potential neighbors.
I have some buyer tips on my website. Speak with a mortgage lender before a realtor so you can have realistic goals before you get your heart set on a house that is not in your price range. Be realistic.

Can you advise me on selling my house?

You don't need to "wait until the market gets better" Just list with an experienced agent and be realistic about your expectations. Usually summer is a better time to sell. There may be something different about Alcorn Co., though. Do a little research and try to find out who is selling competetively in the market. Don't rely on who has the most advertising. Rely on who gives good service to clients. Consistency matters more than anything. Only someone in the immediate area can "estimate" what your house might be worth. Consider advice from a few different people. If you're not willing to put any money into the property for repairs or updates, be up front about that with your agent because they may need to disclose that to potential buyers and other agents. - Wed Jul 30 2008, 11:01

In answer to your question about 4 br/2 ba houses. It depends on where they are and the asking price. If in a popular neighborhood in the city limits and priced appropriately for its age it may sell in less than 60 days. MSU is a big supplier of our housing market. Students, professors and others associated with the university drive our market. Also, there is industry in the Golden Triangle area that keeps the prices on the horizon looking much the same if not better for our market. We do have lots of new construction which is of the highest quality. Local expectations of our builders are quite high. Starkville is also a great community atmosphere with a new community market on Sat. mornings and periodic events that bring out the community and university to enjoy music, food, art, and the outdoors. Depends on where it is. It is common with clay-based soils to have standing water in the yard after a rain. It does not necessarily mean you will need flood insurance. Was the Flood Zone answered? Plain, way, or No are the options. Plain or way mean you will need flood insurance, your lender will tell you how much.
Otherwise, standing water can be cured by a french drain to drain the water. Other landscaping or concrete options can be discussed with a landscaper and the spot could be made into a patio or terraced area that would be really beautiful and an asset when you get ready to sell the house.
