Hi Anna, there's no such thing as insider infornation. Are you working with a Realtor? He/She should be able to provide you with all the public information available. I completely disagree! In this real estate market -- there has not been a better time to buy! For the first time in 40 years, both prices and interest rates are low. Three years ago, it was a seller's market, and prices were out of sight. This low point in real estate prices is just a cycle. Anna, the advantage of buying a coop is price. They are typically less expensive than the alternative -- a condo. When you own a coop, you actually own "shares" of the cooperative. In contrast, when you own a condo, you own real estate.
As Len states in his answer, the disadvantage of buying a coop is financing. Banks in CT are not thrilled about lending for the purchase of a coop. Also, you have to be approved by a Coop Board, which can be tricky. They typically look for strong assests in a buyer, and don't need a very good reason to turn down your application -- it is sort of at the discretion of the Board.

Commissions are negotiable in CT. However, usually the commission is paid by the seller. Has this seller agreed to pay a commission to an agent representing you? If so, then it is really between the seller and the agent. However, you can hire an agent to represent you for the offer and purchase, to negotiate for you, accompany you on an inspection, meet the appraiser, do a walk through, address any problems that come up along the way and/or as a result of an inspection, communicate with your attorney, etc. If a buyer found a house and wanted me to represent him in all the above, I would charge a commssion agreeable to both of us.
