Franc, I live in your neighborhood. The best way to determine current value is with a complete appraisal. Determining different values based upon the level of the upgrades can be derived by the analysis of comparable sales of both types of "updated" and "vintage" type properties. Amy, Given the proper exposure time, which is defined as the time a property is on the market AND priced within a market accepted price range, you should be able to sell your house within 90 days. If you are currently preparing to sell your home, your best bet is to hire an experienced state certified real estate appraiser to provide valuation services.
