There's no answer to your question regarding "reasonable" price per square foot. The reason is this factor also includes the land. Because this scenario is very specific, your best bet would be to contract the services of a qualified appraiser who understands waterfront properties. Franc, I live in your neighborhood. The best way to determine current value is with a complete appraisal. Determining different values based upon the level of the upgrades can be derived by the analysis of comparable sales of both types of "updated" and "vintage" type properties. Amy, Given the proper exposure time, which is defined as the time a property is on the market AND priced within a market accepted price range, you should be able to sell your house within 90 days. The problem is setting the correct price. If you would like an unbiased value opinion on the property you wish to sell, contact me @ 727-560-0356. If you are currently preparing to sell your home, your best bet is to hire an experienced state certified real estate appraiser to provide valuation services. The appraiser is trained to provide in report form, an unbiased opinion of current market value of your home which can save you thousands of dollars (if you had planned on selling your home for less than what it appraises for) and days of frustration (if you've listed your home to far above current market value). When it comes time to list your home with a realtor, you have a document which can be used to help determine where to start with your pricing and your realtor will love you for taking this first step.
