I'm a transplant from So CA by the way of Las Vegas and landed here in St George, UT. I have to say I really enjoy it here being so close to so many great outdoor activities. Within in a maximum 2 hour distance, some only 20 minutes, you have boating, fishing, ATV riding, Lake Powell, Lake Mead, Zion’s National Park, the Grand Canyon & Las Vegas. Not to mention some really great golf courses!!! The weather is great with over 300 days of sunshine to enjoy all of this. We are also located 40 miles to Mesquite, NV a short drive to enjoy some shows and casino scene.
Talking about Mesquite I have worked the area for almost 4 years now and have a really good relationship with the New Home Builders and other agents in the area. I have work new home sales in the area for single family homes, condo's and townhomes. St George is a wonderful retirement community and I have provided additional information below. We have some wonderful Adult communities and now is the time to buy. Prices are starting to level out and the market is becoming more stable.
The city's scenery and location along the major artery of Interstate 15 between San Diego and Salt Lake City make St. George a central location for travelers and commerce alike.

Loans are changing quickly with the market in mass uproar now. It will depend on your loan. Many builders or land Companies such as the Company that I work with Split Rock Fine Home require you to have a build out time frame anywhere from 5 to 10 years. At that time you can roll over your lot loan into you contstruction loan. Upon completion of the loan you would finance the entire contstruction loan in to a conventional loan lot and all. - Fri May 30 2008, 06:07
With the guidelines recently changing for Fannie Mae & Freddie Mac, 3% - 5% down and also with the guidelines changing for FHA loans now is the perfect time for a home purchase. Interest rates are at an all time low and we are in a buyers market. Take it from The DONALD if your going to invest in real estate now is the time. The banks are so overwhelmed with all the short sale that they are working them as the properties are going to action in a few days. Properties with acceptable offers they are pushing through. I worked on one short sale for almost 8 months before the bank finally came through but had to have an appraisal done because I knew that the BPO was off and it was by 10K. - Tue Apr 8 2008, 19:02
