Get you house on the market right away. If you fall in love with one go ahead and put a contingency contract on it if you can afford the house payment you might have to pay before you sell yours. Having a contingency contract on you selling your house can buy you time with no payments until you sell and you can't loose your dream home. If they get another offer you will have to firm up on the offer and take off the contingency contract but it buys you time with out payments. Offer your house listing for 7% and you will get all the lookers in that area as all agents love a better payout for selling someone house! It will sell a lot faster! Buying a house or condo?

Hi, I think your better with a house! Why? Well price added to your monthly payment can price some people out of that price range. Condo fee can add up to a lot per month that could be applied to a bigger and better house for the money. Your better off finding your own Mr. fix it. If your place is good to start with it should not cost as much over time to keep it up as compared to paying a $300 a month condo fee for only outside maintenance! Your better off getting into a subdivision with a pool and stuff that has a $400 a year fee! Amenities in the subdivision has a lot of charm and is really cheap as they take care of it and don't charge you an arm and a leg for it. It only costs twenty five bucks to get the grass cut if you don't do it. Search my web site or I can send you homes with pools, tennis courts, lakes, golf courses. Selling cheap is not all ways the ansewer. If your trying to sell it your self you are working an up hill battle. I always say try to sell it your self if your up to it but you can get sued very easy nowadays! Much safer and calmer to have an agent that really works hard for you. You must offer incentives to get the buyers agents to your house first! Not to pass yours up because of a poor payout!!!! To many to look at right now. 6 % Offer a bonus to buyers agent!!! $500 to $1000 even anything to get them to show your house first! We all want to make money and unfortunately a lot of realtors show the best payouts homes first. Instead of what all is out there! Bad thing is it does cost you a little more but it's worth not having the headache all on you. Advertising is also based on the percent you are paying out that determines how often they advertise your place. Best is to pay out 7 % and then you get the top advertising! They advertise it a lot more and it is a good pay out for the buyers agents. They will show yours first before a lower pay out. Your house could be cheaper and way better looking and the people never get to see your house before they fall in love with someone elses! You must get it seen as much as you can to find the person that will love to own it! 6 % it's not advertised as much and you could miss that one person and cause you a longer time to sell and many more house payments can add up to a lot more than that 1 % difference!
